Roof plumbing vents must be properly installed to shed water. We often see plumbing vent boots that are inverted, which is a sure leak point. When water stands instead of draining off of the roof, it will usually end up leaking into the home. It is a good idea to have periodic roof inspections to look for any issues that could allow leaking. 🚁 Check out a new perspective! At 45th Parallel, we often use drone technology to provide a clear view of your roof and exterior conditions during inspections. We prefer to physically walk on a roof to get up close and personal with it and be able to feel for soft spots, and view things at inches rather than from 5 or 10 feet, but sometimes, it is not possible to safely walk on a roof. So, the next best thing is to have a drone inspection to look for any visible deficiencies. That way, we can at least get a detailed look at your home’s overall state and identify potential issues from above when it's not safe to walk on a roof.

In the Pacific Northwest, we live in a very active seismic part of the world. It is very important for water heater tanks to be properly secured to prevent overturning during any seismic shaking. Proper strapping of water heaters with seismic straps is considered a safety related item, and should be performed if not already currently installed. Water heater seismic straps should be installed in the top 1/3 and bottom 1/3 of the tank with seismic straps (not plumber's tape), and lag bolted to the home's structure. This means that it should be secured to the studs in a wall, or bolted into concrete, not just secured to drywall or plywood etc. If not done currently, have a contractor or plumber do this for you because this is a safety issue. Water heaters lacking seismic straps can also cause delays in the appraisal process and should be accomplished prior to an appraisal during a real estate transaction.

Old 1/4" Copper lines in basements, crawlspace, and other areas around the home often indicate the presence, or past presence of a buried oil fuel tank. It is important to note the potential presence of any old oil fuel tanks because, if present, and still containing fuel, they could be leaking into the surrounding soil causing contamination and necessitating environmental cleanup. Old fuel oil tanks need to be either removed or properly decommissioned to prevent leaking of fuel into the surrounding soil. Environmental cleanup of a leaking fuel oil tank can be quite costly, and depending on the severity, cost many thousands of dollars. If you see any 1/4" Copper lines in a basement, crawlspace, or other location around the home, have a contractor that performs tank sweeps do a thorough sweep of the property to check for a buried oil tank. Also, check official city or county records to look for signs of a buried oil tank and if it has been properly decommissioned in the past.

Exterior flashing at windows and siding are important items to help keep your home water tight. Flashing functions to direct water out and down from the home's exterior building envelope to help prevent water damage if water gets behind siding and in places you don't want it to enter. Proper installation of flashing is important so that it can properly do it's job. We often see flashing present in required locations such as over horizontal trim or windows, but it is often improperly installed leaving the home's structure susceptible to water damage.

Mold and fungi isn’t just a cosmetic issue—it can signal water problems in your crawlspace or attic. Molds belong to the Fungi kingdom, and some fungi consume wood rather than just grow on it, so it can also potentially cause damage to the home's structure. Some people are also very sensitive or allergic to mold mycotoxins. At 45th Parallel, we don’t specifically do mod inspections or treat mold, but we do offer inspections to identify areas of concern that can lead to mold growth, like water in the crawlspace and improperly vented bathroom fans in the attic.

Is your HVAC system in good condition? HVAC (Heating, Ventilation, Air Conditioning) systems perform vital functions for the home. Heating and cooling systems produce the heat and cool, but ductwork circulates it throughout the home. Vent pipes exhaust water v***r and odors from the home. If these systems have damage, or are not performing their job well, the occupants of the home are the ones that suffer. Increased utility bills, moisture problems in the attic or crawlspace, decreased air quality, or even pest intrusion into ductwork are some of the potential issues that can affect the home's occupants. Its a good idea to inspect your home's HVAC system periodically to look for existing and potential issues.

🚿 Drip, drip, drip... We see non professional plumbing repairs every day, however, sometimes we see some real doozies! Like this car jack and wood block supporting a sewer line in the crawlspace. Hey, has anyone seen the car jack? I need to change a tire! Non-professional plumbing repairs seldom go as planned and often end up costing way more due to water damage from the unsuccessful repair. If you notice odd things like weird looking plumbing repairs, don't hesitate to call a plumber or have a professional home inspection. It may save you a lot more money down the road.

We see the craziest things inspecting houses. Take for example when people cut structural members because it is in the way. Check out this photo showing a cut stair stringer that was obviously cut out to make room for a stacked washer / dryer setup. this leaves the stairway inadequately supported and compromised which is also a safety hazard should this stairway fail if hypothetically carrying heavy furniture up the stairs. This will be a fairly extensive repair and totally unnecessary. Never cut things like floor joists, beams, stair stringers, and the like to make room for something. it's best to consult with a licensed contractor first before attempting anything like this costly mistake.
