Vancouver WA and Portland-area friends, if you’re thinking of buying or selling a home this year, I need to give you a heads up on mortgage rates. They may be ready to shoot up before coming down for a while. A temporary rise by 2% or so would be unsurprising.

There’s a short video on my YouTube channel - as well as a longer video on what rates may do over the next few decades. See the links in my first comments below.

What’s happening in the Vancouver, WA housing market—and what could come next?

In the first issue of our newsletter, we look at whether buyers may be better off acting now or waiting, along with the strategies that have been working for both buyers and sellers.

And near the end, there’s a lighter update on what Mary and I have been up to—including a few encounters with our animal friends.

Read it through the Newsletter link in my bio.

The Vancouver, WA housing market remains weak. In this issue I cover:

• Why may buyers may benefit from waiting.

• Why sellers should consider pricing below competing homes—rather than chasing the market through repeated price reductions—an approach has led to multiple offers or bidding wars.

• How a buyer can save more than three times as much money just by going for an interest-rate buydown rather than simply paying a lower price for the home.

• Why the best photographers often take horrible listing photos, and how you can ensure they take great ones for you.

• The affordability issue: what today’s home prices and mortgage payments look like relative to incomes.

Then we get to the fun stuff: A parade, our falcon friend, 23,000 Portland crows, California ground squirrels, Paxton Gate, the Kiggins Theatre, and my new favorite house in Vancouver, with rooftop birdhouses.

Read the newsletter here, and feel free to share it with anyone interested in Vancouver, local real estate, unusual animals, or all three:

What would you like us to explore next: housing supply, the potential for a wave of distressed sales and foreclosures, migration patterns, or something else?

Who eats the garbage in Seattle, Portland’s Pearl District and the Vancouver WA Waterfront? 🐀🐦🐿️

Match each urban area with its daytime garbage munchers: crows, pigeons, rats or California ground squirrels. Then watch to see whether you guessed correctly—and meet some of the unexpected wildlife in city centers of the Pacific Northwest.

For more local surprises, watch my full comparison of the Vancouver, WA Waterfront and Portland’s Pearl District. See the link in my first comment below.

Which animal would you be most delighted to find eating your garbage?

Unlike ORDINARY videos on Vancouver, WA (or Portland) real estate, my full-length YouTube vids come with these [pick your adjective] musical intros.

This week's topic: the Vancouver waterfront vs the Pearl District and its surroundings - from falcons, ground squirrels, and sea lions to taxidermy oddities, Portland Leather Co., and Hallway PDX (the world's best karaoke bar inspired by "The Shining").

I'll put a link in my first comment below.
