More homeowners are pulling their houses off the market right now. But don’t let that rattle your own plans to sell.

Yes, delistings are up. But relistings are climbing right alongside them. So, most of those sellers are simply taking a short pause to reset before putting the house back on the market.

That usually means stepping back to do a few repairs, taking fresh photos, bringing in staging, or adjusting to a better price. It’s a regroup, not a retreat.

So, if your house is sitting (not selling), treat it as your cue to listen to buyer feedback and adjust.

Because this isn’t a sign of broader housing market trouble. It just shows that sellers need to meet the market where it is.

Foreclosures are up, but don't panic.

Yes, filings have risen over the past year. But zoom out and look at the full picture.

We're still below historical norms – and nowhere near levels seen around 2008.
This isn't a crash. It's the market returning to normal after foreclosures were artificially low during the pandemic.

And here's something else worth knowing. These are filings. Not all of them will actually turn into completed foreclosures.

That’s because affordability is tight and, for many buyers, smaller is what fits the budget. And builders are listening.

Newly built homes have been trending smaller since 2014 – and that’s on purpose.

They're more affordable than larger homes. And many come with built-in community amenities like walking trails, fitness centers, and even co-working spaces, so less space still delivers.

If you've been feeling priced out of bigger homes, a smaller one could fit your budget and your lifestyle. And with brand-new everything, it may not feel like as much of a compromise as you think.

There’s a lot of talk in the news about affordability and mortgage rates right now, but here’s what almost no one is talking about.
Yes, mortgage rates have been inching up these past few weeks. But it’s still more affordable to buy compared to buyers who made a purchase last year.
Even now, the average monthly payment is about $300 lower than it was just a year ago.
So, while rates have shifted lately, the opportunity to buy hasn’t gone away.
