Please join me in congratulating my buyers on the sale of their first home!!! 🏡 I am so unbelievably excited about this one. We had one lender tell us partway through our contract, but I wasn’t letting it end there. My buyers did the work and got what was needed to the new loan officer and we KEPT our original closing date! 💪🏻

Happy Friday! ☀️ I’m back with the final program that was shared with me by Katie from the Montgomery County, Ohio, Auditor's office. Like the previous videos, please feel free to share this with your friends and family if you think it may be helpful for them!

The last program I want to highlight is the Veteran Identification Card Program. This is another free service that allows veterans to securely record their DD-214 and receive a valid state-issued Veteran ID card. The card serves as proof of an honorable military discharge and can help veterans access benefits such as healthcare, burial benefits, specialized VA loans, store discounts, and more.

‼️ One important thing to note: this ID card does not automatically qualify a veteran for VA loan benefits. Eligibility for VA loans is still determined solely by the VA.

Happy Thursday! I’m back with the second program that was shared with me by Katie from Montgomery County, Ohio. As always, please feel free to share this video with your friends and family if you think it could help them!

Today I’m talking about the Fraud Alert Notification System (FAN). This is a free service that notifies property owners whenever a document is recorded against their property. The goal is to help protect homeowners from Deed Fraud.
So what is Deed Fraud?

Deed Fraud occurs when someone files a fraudulent document with the county recorder’s office, falsely claiming ownership of your home or property.
Some properties that may be more at risk include:
• Vacant properties abandoned due to delinquent taxes
• Rental properties
• Homes newly listed for sale
• Properties vacated by snowbirds
• Any property left unattended for an extended period of time

With FAN, you can enroll to receive alerts by mail, email, and/or text (options vary by county) anytime a document is recorded under your name or property.

The best part? This program is available in counties across Ohio. I’ll include links for several counties in this post so it’s easy for you to sign up.

Last week, I met with Katie from the Montgomery County Auditor’s Office and learned about 3 programs I think everyone should know about. Over the next 3 weeks, I’ll be breaking them down for you!

First up: Transfer on Death Designation Affidavit (TOD) 🏡
This program allows property owners to name a beneficiary for their real estate. Whether it’s residential, commercial, industrial, or agricultural. The biggest benefit? It helps your loved ones avoid probate, saving time, money, and stress while ensuring your wishes are honored privately and efficiently.

✨ And the best part — this can be done in any county, not just Montgomery County, Ohio!

The process is simple:
✔️ Get the form from your County Recorder’s Office (or online)
✔️ Have it notarized
✔️ Record it for a small fee

This year has been full of ups and downs and abrupt turns, but we made it! In reflecting on the real estate portion of my life- I wanted to say a big big thank you to everyone that entrusted their sales to me. These transactions are the biggest of your life and to be even a small part of that is such an honor.

🧑‍🧑‍🧒‍🧒 I helped 11 families navigate 12 sales this year

📈 I sold a little over 2.1 million in volume

👩🏼‍💼 I helped 14 agents in coordinating their transactions totaling over 78 transactions for the year (over 17.3 million in volume)

👩🏼‍🏫 I helped 4 mentees through 6 transactions with one graduated from the eXp mentor program

This year was one for the books and I’m ready to see what 2026 has in store for not only my business but my family.

Lynda and I are happy to announce that we are officially closed in Dayton! It got a bit rocky at the end with an HVAC malfunctioning but THAT is why you do a final walkthrough. Even if you didn’t ask for any repairs from the inspection.
