Has anyone taken the time to explain how much the market’s shifted? Or what it means for your move?

In 2021, nearly every major housing market in the country favored sellers. But now, only about 1 in 3 does.

And that changes the dynamics for you.

If you’re buying, you may have more negotiating power. If you’re selling, pricing and presentation matter.

But here's the catch, it's not the same story everywhere. Some markets are strongly in buyers' favor right now. Others? Sellers are still winning. It all depends on where you live.

That’s why you need a pro. A great agent knows which way our local market is leaning and how that can change everything about your strategy.

Is It Still a Seller's Market? Here's What the Data Says.

Right now, local markets are moving in very different directions. And your strategy as a buyer or seller should reflect your market.

Want to know which way our local market is leaning and what that means for your move? Let's connect.

Remember a few years back when sellers held all the power and buyers were stuck offering way over asking or waiving inspections just to get a chance at the house? In many markets, those days are behind us.

Putting off buying a home? Maybe you're waiting for a crash to get a better deal – or afraid you'll buy now and watch your home's value fall later.

Either way, the widespread drop you're bracing for may not be coming.

Yes, a few markets are seeing mild declines. But more than 100 economists and housing experts expect home prices will actually rise nationally over the next five years – not fall.

And waiting for a deal that never comes could mean passing up the chance to gain thousands in equity or paying more in a few years for the same home.

So before you decide to wait, let's talk about your options and what prices are really doing in our area.

Home Prices Are Rising in 71% of Markets

Even though you may be hearing talk about prices crashing online, it’s not true nationally. While some areas are seeing slight declines, prices are still going up in 71% of markets. That means the majority are seeing prices rise, not fall. So, don’t believe everything you hear online. If you want the truth, lean on the pros.

Should You Pay for Your Buyer’s Closing Costs? What Sellers Need To Know.

The sellers having the most success today are the ones who understand the market has changed and are adapting to meet it where it is.

Sometimes that means negotiating on closing costs. Sometimes it means offering something else. The key is knowing which concessions are worth it for our local market.

If you’re wondering what's normal in our area, what's worth negotiating, and where it makes sense to stand firm, let’s connect.

A few years ago, sellers could get away with saying "no" to just about everything.

🔴 LIVE from 6656 Kodiak Drive in Fayetteville!
This home is currently under contract, and we’re excited for the buyers as they move through the process. 🎉
That said, in North Carolina, there is still a Due Diligence Period, and the sellers are continuing to welcome backup offers.
If you’ve been watching this home and thought you missed your opportunity, you may still have a chance.
🏊 Private Pool
🚫 No HOA
🌳 Fully Fenced Backyard
🛏️ 4 Bedrooms
🏡 2,313 Sq Ft
✨ Fresh Paint and Brand-New Carpet
I’ll give you a quick look around and answer any questions during this live video.
Showings are still available by appointment for qualified buyers interested in submitting a backup offer. If the current contract does not move forward, an accepted backup offer could move into the primary position without the home returning to the market.
We’re rooting for the current buyers and hope everything proceeds smoothly. At the same time, my job is to make sure my sellers have options and are protected every step of the way.
Also, a quick disclosure: FTM Realty’s summer internship program is apparently being run by my grandkids today. 😆 One is serving as the videographer, and the other has appointed themselves Assistant Director of Awesome Features and Backyard Quality Control. Their compensation package currently consists of snacks, compliments, and unlimited access to the pool if they do a good job.
Have questions? Drop them in the comments.

A lot of people who want to move are telling themselves the same thing: "Maybe I'll just wait until later this year."

But before you decide, make sure you understand what you could be giving up too. Because moving this Summer does have its advantages.

For buyers, it could give you more options in your price point. Historically, there are over 30% more fresh listings in the Summer compared to the rest of the year.

For sellers, it can mean a better sales price. Data shows, on average homes sell for 4% more in the typical Summer month compared to usual month in the Fall or Winter (when demand typically falls off).

The point isn't to rush into anything. It's just to make sure you have the full picture before deciding whether waiting is really your best move.

DM me if you want to talk through your options. No pressure, just perspective based on years of experience.
