Meet Kona, the newest little member of our family! 🐾💙

Our mini Australian Labradoodle has stolen my heart and made himself very much at home. Apparently, I now have a fluffy little shadow who believes we should do absolutely everything together! 😂

He’s keeping us busy, making us laugh, and bringing so much joy to our days.

Before You Buy the View…
A beautiful preserve or wooded view can be one of the things that draws you to a home. In both new construction and resale, buyers may pay a premium for a property with a desirable view.

But a “preserve view” and land that is protected from future development are not necessarily the same thing.

For example, the wooded area behind a home may look like permanent green space, while the land beyond those trees could actually be planned for another phase of the community, residential development, retail or even a roadway. Zoning, future land-use plans and recorded restrictions can help determine what may happen there.

When you’re paying a premium for a beautiful view, understanding what could potentially change that view matters, not only for your enjoyment of the home, but for its future value and marketability.

Downtown Venice shops along Venice Avenue, Miami Avenue, Nokomis Avenue and Nassau Street will be participating today and Saturday from 10 AM–4 PM.

I always enjoy seeing downtown busy and people supporting our local businesses. It’s a great excuse to get out, stroll around, do a little shopping, grab lunch and enjoy everything that makes Venice such a special place to live.

The August numbers are in and Sarasota County’s housing market is getting tighter. 🏡

Here’s what caught my attention most:

Single-family home inventory in Sarasota County was down 20.8% compared with last August, leaving just 3.7 months of supply.

At the same time:

• 646 homes sold, up slightly from a year ago
• Homes went under contract in a median 47 days
• Sellers received 94.7% of their original asking price, compared with 92.3% last year
• The median sale price was $470,000, down just 1.1% year over year

To me, the interesting part isn’t any one number—it’s what they show together.

There are fewer homes available, buyers are still active, and sellers are getting closer to their asking price. But buyers are also paying close attention to value.

That’s why I still wouldn’t recommend simply putting a high price on a home because inventory is tighter. The homes that are priced correctly, presented well and marketed effectively have the best opportunity to stand out.

And for buyers, less inventory doesn’t mean there aren’t opportunities. It just makes knowing the individual neighborhood, recent comparable sales and negotiating position that much more important.

Real estate is local and sometimes even two neighborhoods a few miles apart can behave very differently.

WELLEN PARK WEDNESDAY

One of the things I enjoy watching in Wellen Park is how quickly the different neighborhoods continue to grow and take shape.

Oakbend just opened its new private amenity campus, and it’s a great example of how much emphasis Wellen Park places on lifestyle, not just the homes themselves.

The new amenities include a clubhouse, fitness center, resort-style pool, event lawn, pickleball and bocce courts, a playground and neighborhood park. Oakbend is also close to CoolToday Park, within walking distance of Downtown Wellen, and connected to Wellen Park’s trail system.

For buyers, I think that’s worth paying attention to. When you’re comparing neighborhoods, it’s not only about the floor plan or price. The amenities, location, walkability and overall lifestyle can make a big difference in how a community feels once you actually live there.

And if you’re out and about in Wellen Park today, September Sippin’ is happening in Downtown Wellen from 4–7 PM, with shopping specials at several local businesses. Sounds like a pretty good excuse to get out and enjoy the community. 😊

Mortgage rates are getting most of the attention right now but they’re only one part of the buying decision. 🏡

The average 30-year fixed mortgage rate is currently around 6.76%, and I completely understand why some buyers are wondering if they should wait.

But when I’m helping someone evaluate a home, I like to look at the whole transaction.

Purchase price, seller concessions, closing costs, inspection items, negotiating room and possible rate-buydown options can all have a meaningful impact on what you actually pay.

A lower interest rate later doesn’t necessarily mean a better deal if home prices rise or you lose some of the negotiating opportunities available today.

Sometimes waiting makes sense. Sometimes it doesn’t.

Sellers are getting closer to their asking price—but there’s an important lesson behind the numbers.

In July, Sarasota County single-family sellers received a median 94.2% of their original list price, compared with 91% a year earlier.

Homes also went under contract in a median of 52 days.

That’s encouraging news for sellers, but I wouldn’t interpret it as permission to overprice a home. To me, it says the opposite.

Buyers are out there, but they’re paying attention to value. Homes that are priced properly, presented well and marketed correctly have a much better opportunity to stand out.

The first few weeks on the market matter. If you’re thinking about selling this fall, I’d much rather develop the pricing and marketing strategy before your home hits the market than try to fix it afterward.

Today, I join so many others in pausing to remember the lives lost on September 11 and the families whose loved ones never came home.

We honor the first responders who ran toward danger, the courage of ordinary people who helped one another, and those who continue to bear the physical and emotional wounds of that day.

Behind every name is a person who was loved. For those who grieve, this anniversary is deeply personal.

May God grant peace to those we lost, comfort to those who miss them, and strength to all who still suffer.

May we honor their memory through compassion, service, and care for one another.

We will never forget.

Here’s a Sarasota real estate number that caught my attention: Sales of single-family homes priced at $1 million or more increased 39.1% compared with last July.

That tells me something important.

Luxury buyers haven’t disappeared, but they are selective.

At this price point, simply putting a home on the MLS and waiting isn’t enough. Pricing, presentation, photography, video, digital marketing and reaching the right audience all become much more important.

I’ve always believed a luxury property needs to be marketed around what makes it exceptional—not simply its square footage and number of bedrooms.

If you’re considering selling a luxury home in Venice, Wellen Park, Boca Royale or the surrounding area, the strategy really does matter.

One of the things I enjoy about Wellen Park is that there always seems to be something going on.

Tomorrow night is the Wellen Park Night Market & Dueling Pianos from 6–9 PM in Downtown Wellen.

Local vendors, food, shopping and dueling pianos sounds like a pretty good Thursday evening to me. 😊

If you’re new to the area or thinking about moving here events like these are a great way to experience what living in Wellen Park is really like.
