More Homes Hit the Market as Demand Cools
Market inventory is on the move. Over the four weeks ending August 23, new listings across the US edged up by 0.4%, and the total number of homes for sale climbed 0.5%, reaching the highest point since early spring. At the same time, pending home sales dipped 1.1% to a six-month low—evidence that high housing costs are keeping plenty of buyers on the sidelines, despite more choices hitting the market. The median sale price still rose 1.9% year over year, topping $400,000, with mortgage rates hovering near 7%—just shy of a 13-month peak.
