Paying Cash Doesn't Mean You Should Stop Asking Questions.
In fact, when you're putting a significant amount of your own money into a property, I'd want to investigate even more carefully.

Here are 3 things I'd still look at:
1️⃣ The condition of the property
Cash doesn't make a roof, plumbing, electrical system or foundation issue disappear.
2️⃣ The true cost of ownership
Taxes, insurance, HOA fees, maintenance, utilities and future repairs can significantly affect the overall financial picture.
3️⃣ The property's value
Just because you're not getting a mortgage doesn't mean you should overpay.

A cash purchase can simplify some parts of a transaction.
But it doesn't eliminate the need for due diligence.

My philosophy?
Don't let the excitement of being a cash buyer replace good judgment.
I'd rather ask one extra question today than discover an expensive answer tomorrow.

The house may have the perfect kitchen, beautiful floors, and a backyard you love - but where does the water go? 💧
In Florida, heavy rain can quickly expose drainage problems. Before you fall in love with a property, pay attention to:
✔️ Low spots around the home
✔️ Standing water
✔️ Soil sloping toward the house
✔️ Downspouts directing water away from the foundation
✔️ Signs of previous water intrusion

🏡 FLORIDA REAL ESTATE MARKET UPDATE | SEPTEMBER 2026

The market isn’t one-size-fits-all — and these numbers prove it.
Looking at the latest data:
Sales are slowing, but inventory is tightening.
Across these markets, year-over-year sales were generally lower, while the number of homes available for sale also declined. That means buyers may have more negotiating opportunities in some areas, but quality homes that are priced correctly can still attract attention.
And there’s an important detail: prices are behaving differently from one market to another. Some areas are seeing prices hold or rise, while others are experiencing modest declines.

Statewide, Florida Realtors reports that August single-family inventory was 13% lower than a year earlier, while the statewide median single-family price increased about 1.2% year over year.

What does this mean for you?
🏠 BUYERS: More choices don't necessarily mean every home is a bargain. Pricing, condition, location and negotiation strategy matter.
💰 SELLERS: The days of simply putting a high price on a home and waiting may not work in every market. Accurate pricing and strong presentation matter.
📍 INVESTORS & RELOCATING BUYERS: Local market data matters more than statewide headlines.

The biggest takeaway?
Florida real estate is becoming more local, more selective and more dependent on strategy.
That's exactly why I don't believe in giving my clients a generic “Florida market” answer.
I look at YOUR specific city, neighborhood, property type and price point — then build a strategy around the actual numbers.

❤️ Why I Do Real Estate Differently....

🏡 Your next chapter deserves more than someone who opens doors. It deserves someone who takes the time to understand where you’re going. ❤️

Real estate wasn’t my first career. In fact, my journey has taken me through several different roles where I had the opportunity to work closely with people, help them solve problems, make important decisions, and earn their trust.
For more than 15 years, I also built a career in finance and accounting leadership, including roles as a Financial Controller and Finance Director. Prior to getting my Real Estate License, I earned a Bachelor’s degree in Business Administration and a Master’s degree in Accounting.
Those experiences taught me something I carry with me into every real estate transaction:
People deserve to be listened to, understood, and truly looked out for.
When I became a Realtor, I didn’t leave that part of my journey behind. I brought it with me.

Today, I don’t just look at the beautiful kitchen, the view, or the excitement of a new home. I look at the numbers, the details, the potential risks, the long-term costs, the negotiation, and whether the decision truly makes sense for YOU.
Sometimes you need an analytical mind.
Sometimes you need a strong negotiator.
Sometimes you need someone to slow things down and explain what comes next.

1. Know the market - Understand comparable sales and current conditions.
2. Get pre-approved - A strong financial position can strengthen your offer.
3. Know your priorities - Decide what matters most: price, closing costs, repairs, or timing.
4. Make a strong, reasonable offer - Avoid an offer that may unnecessarily discourage the seller.
5. Look beyond the price - Terms, concessions, repairs, and closing dates can all be negotiated.
6. Stay flexible - Sometimes adjusting one term can help you achieve another goal.
7. Let your Realtor negotiate - Your Realtor can communicate professionally, analyze the seller's response, and help you evaluate your options.
8. Keep emotions out of it - Focus on the numbers, terms, and overall value.
9. Know when to compromise - Successful negotiations often involve both sides making adjustments.
10. Have a strategy before you offer - Know your target, your limits, and what you're willing to trade.
