Here’s what’s really happening in the housing market right now — because the headlines don’t always tell the full story.
The latest data shows the spring market is holding up better than expected, even with everything going on — higher rates, rising costs, and general uncertainty.
Here’s the real breakdown:
✔️ More homes are coming on the market (listings are up)
✔️ Prices have softened slightly — but not dramatically
✔️ Fewer price cuts — sellers are pricing more realistically from the start
✔️ Homes are taking a bit longer to sell, but still moving faster than pre-pandemic norms
✔️ Buyers are still active, even with interest rate fluctuations

One of the biggest shifts I’m seeing — and the reports confirm — is that sellers are getting smarter about pricing upfront instead of chasing the market down later. That’s a big change from what we saw over the past couple of years.
Buyers have more options now.
Sellers can absolutely still sell — but strategy matters more than ever.
