Everybody keeps telling me Florida is drowning in inventory.

Here's what actually happened in Sarasota County last month.

Active listings: down 23.4% from a year ago. Closed sales: up 2.9%. Months of supply: 3.9. Median single-family sale price: $493,500. Median time to get under contract: 52 days.

Fewer homes for sale, more homes selling. That is the opposite of a glut.

So what does it mean for you?

If you're selling - you have less competition than you did last summer, and that is genuinely the part that matters. But 52 days to contract means this market is still pricing-sensitive. Priced right, you're fine. Priced on hope, you'll sit.

If you're buying - waiting for a crash that isn't showing up in the numbers is a strategy with a cost.

A lot of my clients buy houses they have never stood in.

Ohio. New York. Connecticut. Canada. They're watching Florida from somewhere cold, and by the time they get down here for a week, they need to already know where they're looking.

So I've walked houses on FaceTime with someone eating breakfast two thousand miles away. I've done final walkthroughs on a buyer's behalf. I've closed a sale during a hurricane for a seller who never had to get on a plane.

People are usually a little surprised that works. It shouldn't be surprising. It's a big part of what I do.

Two things I'd tell anyone buying here from out of state:

One. Get someone who will actually go stand in the house. Not send you a link - go, walk it, open the cabinets, listen to the road noise at five in the afternoon, and tell you the thing the photos left out. A listing photo has never once shown you the neighbour's boat parked eighteen inches off the lot line.

Two. The person you hire matters more than it does when you're local, because you can't check their work. So ask them who they've done this for before. Then ask them what went wrong on one of those deals. The answer to the second question tells you more than the answer to the first.

IslandWalk has more pickleball courts than some towns have traffic lights.

Twelve of them. Eight tennis courts. Three clubhouses. A full-time activities director whose actual job is making sure something is happening on a Tuesday. And those Venetian bridges over the waterways that everybody photographs.

Here's who it's right for:

You want to move here and have a social life by March. You want the lawn handled. You want to lock the door and fly north for six weeks without thinking about it. You're not looking for a project.

Here's who it isn't right for:

You want to paint the front door whatever color you want. You want an acre and a fence and no one telling you when to put the trash out. You want to walk to a restaurant instead of driving to one.

Neither of those is the wrong answer. They're just different people, and I'd rather tell you before you sign than after.
