After the Independence Day parade, make your way to the Venice Museum to explore Venice Turns 100!, our special Centennial exhibit showcasing the people, places and moments that shaped our city's first century.

While you're here, grab some centennial stickers and magnets, browse the gift shop and seasonal exhibits before heading over to the festivities at West Blalock Park and inside the Venice Community Center, where the City of Venice and Venice MainStreet, Inc. are hosting a patriotic Community Picnic celebrating both America 250 and the City of Venice's Centennial.

The best kept secret about living in Venice?

Summer. ☀️🌴

Don't get me wrong—I love seeing our seasonal residents return each year. But there's something magical about this time of year.

No circling downtown looking for parking.
No weeks-ahead restaurant reservations.
No crowded beaches.

Instead, we get spontaneous dinner plans, peaceful sunsets, quiet morning walks, and time to catch up with our favorite bartenders, servers, shop owners, and neighbors.

The roads are calmer. The beaches are wider. Life slows down just enough to remind us why we fell in love with Venice in the first place.

After more than 25 years here, summer is still my favorite season. ❤️

💰 The Cheapest Option Isn't Always the Most Profitable

I recently watched a homeowner choose a discount listing service because the commission sounded appealing.

On the surface, it seemed like a smart financial decision.

But here's what many sellers don't realize...

Putting a home in the MLS is only one small piece of the process.

Professional photography, strategic marketing, pricing expertise, buyer screening, showing management, contract guidance, and skilled negotiation all play a role in determining what you actually walk away with at closing.

When sellers choose a discount service, they often end up doing much of the work themselves: 📸 Taking their own photos 📝 Writing their own descriptions 🏠 Hosting their own open houses 🤝 Handling their own negotiations

The real question isn't:

"How much commission did I save?"

The real question is:

"How much money did I keep?"

Because if a home sells for less than it could have, any commission savings can disappear very quickly.

Another happy closing day! 🎉🏡

Today I had the privilege of helping some wonderful buyers close on their new Florida home after working together for nearly four years. Like many people, they spent time watching the market, weighing their options, and waiting until the timing felt right for their family. 🏡 Thinking about making Florida your permanent home? Timing may matter more than ever.

A newly proposed Florida property tax relief plan could significantly increase homestead exemptions for Florida homeowners. One of the most talked-about provisions would require new Florida residents who establish residency after January 1, 2027, to wait up to five years before receiving the enhanced homestead exemption benefits.

While the proposal still must be approved by the Legislature and ultimately Florida voters, it has the potential to make Florida even more attractive compared to many higher-tax states.

If you've been considering a move to Florida, purchasing a primary residence before the end of 2026 could prove to be a smart decision if these changes move forward.
