Sorry to tell all the Naysayers but June was the 3rd straight month of strong sales and decreasing inventory! This trend is a very good thing. I would advise buyers to purchase now because prices may just be increasing again soon.

SALES ARE VERY GOOD!

But it's definitely a buyers market.
For example:

In the Hot market of 2021 when buyers were paying $100,000 over list price there were 250 homes selling every month and there were 250 homes on the market.

In the market of 2023 there were 275 homes selling every month and 500-600 homes on the market.

Last month 313 homes sold in Venice and there were over 1700 homes on the market.

That means less than 20% of the homes on the market are selling every month. If you are a seller, you're probably thinking Home sales are great!!?? I don't think so.

The supply of homes is causing downward pressure on home prices. How do you get your home to stand out from the others, number 1 select a great Real Estate company to sell your home, 2 - make it show well and put it in great condition, 3 - reduce the price or wait.
