Interest Rate Market:

The 10 year-treasury, which mortgage interest rates mostly trend, have fallen to a six-week low today. They are down 30 basis points from last week touching at 1.711 from 2.01.

30 year fixed rates for the strong borrower went from
~3.875-4.00 to ~3.625-3.75.

Second Home Rate Increases:

Effective February 01, 2022 The FHFA (Federal Housing Finance Agency) introduced new upfront fees for loans sold to FNMA and FHLMC. These additional costs had a direct impact on rates for second homes, which are now seeing their rates at the same level as investment properties. Second home minimum down payment requirement is 10%, investment homes minimum down payment requirement is 15%.
