Summer 2026 has been a season of new chapters—and a reminder that a home is about so much more than four walls. ❤️

🎓 Daphne completed her Multi Subject Teaching Credential Program at Cal Lutheran University.

🏡 She then moved in with her longtime boyfriend, Jackson, beginning a new chapter together.

🐾 And Fergus? He has his own room now—a cozy retreat where he can relax and recover after strenuous dog show weekends.

The Ethan Allen sleeper loveseat in Fergus’s room has a story, too. It came from the KR Realtors “Brevard Listing Estate Sale,” benefiting Family to Family in Ventura and helping provide hot meals to people experiencing hunger and homelessness in Ventura County.

As a REALTOR®, I love the stories that make a house a home (including my own) : new beginnings, meaningful memories, and even a comfortable place for the family dog to call his own. 🐾❤️

🏡 Seller Tip: Order the Home Warranty When Escrow Opens

One of the smartest things a seller can do is order the home warranty as soon as escrow is opened—not at the last minute.

Why?

Protection During Escrow: If a covered system or appliance breaks before closing, the warranty may help cover repair or replacement costs.

Fewer Unexpected Expenses: Sellers are often still responsible for the home while escrow is underway. A warranty can help reduce surprise repair bills.

Smoother Transactions: When issues arise, having a warranty already in place can help keep the sale moving forward with less stress.

Added Buyer Confidence: Buyers appreciate knowing the home will be covered after they take ownership.

The key takeaway

Think of a home warranty as a safety net during one of the most important financial transactions you'll make.

👇 Did you know a home warranty can help protect sellers before the sale even closes?

Dark Kitchen Staging Mistake 🚫🏡

One of the biggest staging mistakes sellers make? Leaving the kitchen too dark.

The kitchen is often the heart of the home, and poor lighting can make even a beautiful space feel smaller, older, and less inviting. Buyers are naturally drawn to bright, welcoming spaces where they can imagine gathering with family and friends.

✨ Quick fixes:
• Turn on all available lights
• Open blinds and curtains
• Replace burnt-out bulbs
• Use consistent warm-white lighting
• Clear countertops to reflect more light

A bright kitchen doesn't just look better—it feels better.

👇 What's the first thing you notice when you walk into a kitchen?

🏡 "Why do Realtors insist you sign in at an open house?"

It's a fair question—and the answer is usually much simpler than people think.

When a homeowner opens their doors to the public, they are inviting strangers into one of their largest investments. Most sellers want to know who toured their home, just as you would if it were your property.

Here are the main reasons agents ask visitors to sign in:

🔑 Security – It helps create accountability when multiple people are touring the property.

🏡 Seller Expectations – Sellers often ask for a summary of visitor activity and feedback.

📄 Providing Information – Many visitors request disclosures, inspection reports, utility estimates, or financing resources.

🤝 Buyer Representation Questions – Recent industry changes have led many buyers to ask how representation works and how agents are compensated.

📱 Follow-Up Requested by You – Some visitors want updates on price changes, offers, or similar homes.

The truth? Most agents aren't trying to create a hurdle. They're balancing hospitality with their responsibility to protect the seller's interests.

👇 Do you think open houses should require sign-ins, or should visitors be able to browse anonymously?

🧘‍♀️ National Yoga Day… but the house is in hot yoga mode? 🚫🔥

Here’s a staging mistake that’s easy to overlook: letting the home get too warm during an open house.

When buyers walk in, comfort is everything. If it feels like they’ve just stepped into a heated yoga studio, it’s harder for them to relax, linger, and emotionally connect with the space.

A too-hot home can:
• Make buyers rush through rooms
• Distract from layout and features
• Create an overall sense of discomfort

✨ Ideal showing vibe:
• Light, cool, and comfortable temperature
• Fresh airflow when possible
• A space that feels effortless to stay in

On National Yoga Day, we’re all about balance—but not the heated kind in your living room. 😉

👇 What matters more to you when touring a home: temperature or lighting?

🚫 Staging Mistake Alert: Overdoing Plug-In Air Fresheners 🚫

That “fresh scent” plug-in might feel like a finishing touch… but in an open house, it can backfire fast.

When buyers walk in and are greeted by a heavy fragrance, it often raises more questions than comfort:
What are they trying to cover up?

Even more important—many plug-ins and scented devices can release VOCs (volatile organic compounds) into the air. While opinions vary, some buyers are increasingly sensitive to strong artificial scents and prefer a more neutral, naturally ventilated space.

✨ Better approach:
• Open windows when possible
• Deep clean before showings
• Address odor sources directly
• Keep scents minimal or nonexistent

A great showing isn’t about masking a home—it’s about letting it speak for itself.

👇 What’s your take?
Do strong home scents help or hurt your impression when touring?

Today on Juneteenth, we reflect on freedom, progress, and the meaning of access—especially when it comes to home.

In real estate, an open door is more than a design choice. It represents opportunity, possibility, and the chance to imagine a different future. Every home shown, every space staged, and every door opened is part of that larger story.

We honor the significance of this day by recognizing that home has always carried deeper meaning—stability, dignity, and belonging.

✨ Open doors. Open minds. Open opportunities.

🚫 Staging Mistake Alert: Too Many Mirrors 🚫

Mirrors can make a room feel larger, brighter, and more open—but too many mirrors can have the opposite effect.

When every wall reflects another wall, buyers can become distracted by reflections instead of focusing on the space itself. A home should feel comfortable and inviting, not like a funhouse.

✨ A well-placed mirror can highlight a room's best features.
✨ Too many mirrors can overwhelm the eye and compete with the home's natural beauty.

The goal of staging is simple: help buyers see themselves living there.

🚫 Staging Mistake Alert 🚫

Nothing says "1980s sitcom" quite like a dog in the bathroom wrapped in blue toilet paper. 🐶🧻😂

While it may feel straight out of an episode of The Brady Bunch, buyers touring a home can get distracted by personal items, pet clutter, and unexpected "decorating choices."

When preparing your home for showings, remember:
✨ Keep bathrooms simple and spa-like
✨ Remove pet accessories and supplies
✨ Let buyers focus on the home—not the dog’s latest fashion statement

Although, let's be honest... this good boy might steal the show anyway. ❤️
