VCFD & VCSO along with Edison workers and many more have been amazing at tackling this fire and saving lives. So much information is provided on VCFD’s page whether for updates or assistance and there’s also brief information in the community meeting video (linked below) on how they’re preparing for the rains to come.

Update:
The Mountain Fire has burned 20,630 acres and is now 82% contained. Currently, 1,487 personnel are assigned to the incident.

Weather Forecast:
Sunny skies are expected this morning, with increasing cloud cover later in the day. Humidity levels are forecast to rise through the afternoon, followed by breezy northwest winds this evening under mostly cloudy skies. There is a slight chance of rain showers overnight through Friday morning. If rain occurs, it may cause slick and muddy conditions in burned areas due to limited soil absorption.

The Local Assistance Center will be open starting today, Monday through Saturday, from 9:00 a.m. to 7:00 p.m. at the Ventura County Office of Education, 5100 Adolfo Rd, Camarillo, CA. For more details, visit VCemergency.com.

Here’s your ✨APRIL✨ market update for some of our local cities! I love seeing the monthly shifts, you never know what to expect in real estate! 🤗

The number of listings are still increasing which is exciting to see in a historically low inventory market. I'm reading that homeowners are more comfortable to let go of their homes and make the move that they have been waiting for in this economy with interest rates that we are not used to having. After living with rates in the 4s and below for over 10 years, it's no wonder we see the trend of buyers and sellers tending to back off with rates in the 7s of today. However, you can ask anyone who has been working in real estate in the last 40 years and they will tell you that these are not the highest rates they've seen. Let's not discuss the 80s when it was up to 16% on a 30 year fixed!

Another upward trajectory is the steady increase in home prices. Coincidentally, the number of sold listings have also been up! Dare I say April's update is continuing to show that this market is favorable to both buyers and sellers? Buyers currently have more options while sellers get to see the positive results of their investment. This is a great opportunity to make the move!

✨December’s Quick View Market Report 🏡🤩

There was less sellers entering the market in December (who knew even less than the norm these days could be possible!) with the average number of days on market still holding steady. The market shows there was also a jump in sold home prices for some of our local towns. This could very well be because sellers are aware of rates dropping ever so slightly which is more appealing to interested home buyers who are just now starting to emerge from their comfort zones.

Let’s remember, an increase in demand will cause an increase in prices. This is why professional real estate agents will always suggest to buy NOW and not wait for rates to drop. We love the saying, “Date the rate, marry the house!”

✨🏡November's Quick View Market Report! 📉✨

The Fed’s December rate pause can potentially benefit the housing market come this spring! The pause could cause a decline in mortgage rates leading to more affordable borrowing costs for homebuyers, which we have started to see!

The market continues with low inventory and with the exception of Thousand Oaks, the DOM (days on market) trend compared to last month has reduced, meaning homes are selling at a faster rate!
