Here’s How Rincon’s Referral Program Works:
If you’re a realtor working with investors or clients turning their home into a rental, partnering
with a property management company can take a lot off your plate. Rincon makes that easy,
and we do it in a way that protects your relationship with your client.

Here’s the biggest point: Rincon doesn’t sell real estate.
We’re not competing with you, and we’re not trying to take your client. When you refer a rental
to us for tenant placement or full-service management, your client stays yours. You earn a
referral fee, your client gets professional management, and you remain their real estate advisor
for future sales and purchases.

A few situations where this helps:
• A rental listing has been sitting too long and your client wants another option.
• Out-of-area owners don’t want to handle showings or screening.
• A homeowner is relocating and needs long-term management support.
• An investor wants a hands-off experience without losing their relationship with you.

AB 628 – Big Update for California Landlords Starting 2026.

If you own rental property in California, AB 628 is going to change how you prepare your units
starting January 1, 2026. This law adds two new habitability requirements for any lease that’s
new, amended, or renewed: landlords must provide a working stove and a working
refrigerator.

These appliances now fall under the definition of “tenantable.” That means:
• They must be installed in the unit.
• They must be in safe, working condition.
• The stove must safely generate heat for cooking.
• The refrigerator must safely store food.
• And if they break, it’s on the owner to repair or replace them.

A lot of owners assume tenants can bring their own appliances, but AB 628 changes that for
almost every standard residential unit. There are only a few exceptions, like permanent
supportive housing, certain senior living communities, residential hotels, and SROs.
If your property doesn’t currently include both appliances, it’s better to plan ahead now instead
of scrambling during a turnover in 2026. This is also one of those laws where “I didn’t know”
won’t protect you from habitability claims.
