A verbal agreement doesn't update the contract. 📑
Imagine the seller agrees to provide a $7,500 credit toward the buyer's closing costs. Everyone knows about it — but the addendum never makes it into the title file.
When the settlement statement is prepared, that credit may not be reflected because title didn't receive the documentation supporting the change.
