New laws in the State of Florida as of July, 2025 and what a buyer may ask for respecting a piece of property they are considering buying; particularly in an HOA or Condo. Sellers may be asked to provide recent financial information, including meeting minutes for the past year, budgets as well as disclosure if there are any pending lawsuits. While a Board may wish to keep such matters within the project, the days of Buyer Beware and little to zero information about the corporation or LLC you are buying into are over.
A revised condo rider lets buyers request additional association records, such as meeting minutes and insurance pages, if both parties agree in the contract.
