As many of you know, word of mouth and reviews are a big driving force of a realtor’s career, so I’m very appreciative of any positive support I get. I believe reviews are a unique way to gauge how well a realtor did their job for two reasons:

1. Reviews are optional at the end of the day, so most people will only fill out a review if they either had a really great or poor experience.

2. If someone not only takes the time to give a review, but goes to the extent to write a lengthy one, then I feel it is a direct testament to the amount of work a realtor put in on their behalf (in most cases). This is a super meaningful gesture that needs to be considered because it directly reflects the type of realtor you will be working with.

As always, there are plenty of solid realtors out there, but it’s finding the ones who will really make an impact on the success, process, and lives of their clients during their real estate journey that makes the difference. Congratulations to my client, Kathy, on successfully selling her two-unit investment property! Selling a multifamily unit in Belleville has its own set of challenges. With few multifamily properties in the area, the market’s typical price point was much lower than what we felt this property was worth. Because of the uniqueness, we priced it aggressively to test the market and set a new benchmark for two-unit properties in Belleville. We were able to get the property under contract for over asking price before it ever hit the open market, which was a huge success and an even bigger win for my client.

Congratulations to Bryce and Liz on successfully purchasing their home! We first connected two years ago, so when they found a home that was right for them, it was such an exciting moment. They had toured numerous homes in different areas over a long period of time, which made finding the right fit all the more meaningful.

Not only did their patience pay off by getting a property in a high interest area for them, but they were also able to get an accepted offer on the very first property they wrote an offer on, beating out multiple offers in the process. On the sell side, Sandeep and Darlene bought this property off market a few years ago prior to us getting connected, but due to growing concerns regarding upcoming capital expenditures and expenses, they decided that pivoting to a new construction build would be the best option for their goals. We faced some delays from prospective buyers due to the amount of capital expenditures and expenses associated with the home. But even with hesitant buyers, we were still able to get their home under contract within a month, while effectively aligning the closing date with their new construction build. Our persistence demonstrated that even a challenging sale can be seamless and quick.

On the buy side, we spent many months touring numerous homes in different communities and discussing build options as well. After weighing the pros and cons, Sandeep and Darlene were excited to land on building a brand new, semi custom home! After owning this lot for many years and deciding they weren’t going to build on it, Matt and Chris were looking to sell their lot.
