Sometimes doing the right thing means not getting the deal.

Our recent Verona listing received five offers. As it happened, Kinsey had a buyer interested in the home, and so did Keith. Another buyer came through our open house without an agent and wanted us to write their offer as well. So, we referred them to another agent.

We explained to our own buyers the level of competition they were going to be facing, presented them the comps and our opinion of what it would likely sell for, and told them to offer as strong as they felt comfortable if they really wanted the house, just as we would if we were not representing the seller

With two of our own clients competing for the property, we took additional steps to keep the process fair. We avoided reviewing competing offers until our buyers had determined the strength of their own offers, and when it came time to present everything to our seller, all five offers were presented objectively and on equal footing.

Ultimately, the winning offer came from a buyer represented by another agent—and we were perfectly happy with that outcome (the seller was especially happy too).

There can be a significant financial incentive for a listing agent to also represent the buyer. There are some agents who specifically target getting both sides of a deal for more commission. We’ve always believed that incentive should never influence how offers are handled, presented, or negotiated. Our job is to protect our client’s interests—even when doing so means earning less ourselves.

Our responsibility to the seller was to create as much exposure and competition as possible and help them choose the best offer in an honest ethical way—not to steer the transaction toward the offer that paid us the most commission.

We don’t measure a successful transaction by how many sides of the commission we earn. We measure it by whether our client received the best representation and the best possible outcome.

You gotta love the Zestimate! I was doing a market analysis for a potential listing. I came up with $850,000ish for this particular property. After I was done, I decided to look at several automatic valuation tools to compare. This might be the biggest discrepancy I have ever seen. These two screenshots are of the same property on Zillow vs Realtor.com. A $715,800 difference in estimated value between the two sites! This is why you need someone who knows the area, the market, and comparable sales data to lay eyes on the house and determine an actual value.
