Many times while inspecting crawlspaces and attics I will observe disconnected supply or return ducts which are used to distribute air for the HVAC system. This can allow conditioned air to leak into these unconditioned spaces hindering system efficiency or allow dirty air to be drawn into the furnace clogging the air filter. Recommend having your ducts inspected to ensure proper connection and system efficiency.

It is not uncommon for me to observe foundation cracks while observing the perimeter of the home. All homes settle after construction but many times one section of the home will settle faster than another causing cracks to form. There are many types of cracks and many different causes such as poor drainage, different soils and poor construction. Recommend having your foundation routinely inspected for potential cracks in the foundation.

The colder weather is here in Kentucky which means your HVAC system will be running more frequent. The best way to help your system run efficiently is to routinely change your air filter. Recommend changing your air filter every 2-3 months to help with the overall efficiency of your HVAC system and help prolong the service life expectancy.

The vast majority of crawlspaces that are inspected have elevated moisture levels. These elevated moisture levels are predominately caused by negative grading around the perimeter of the foundation, clogged or disconnected downspouts or improperly installed plastic v***r barriers (retarders). Moisture in the crawlspace can increase the likelihood of microbial growth such as molds and mildew, degradation of wood and invite unwanted guests such as termites. Have your crawlspace inspected to ensure there are no potential moisture issues that could lead to costly repairs.

A lot can be revealed about a gas furnace simply by looking at the burner flames. If adequate combustion air is provided the burner flames should be blue in color with no yellow or orange associate with them. The burner flames should be solid and not wavy or move around. Burner flames require a certain amount of air to ensure proper combustion and without it several issues can arise. Recommend having your gas furnace routinely inspected to ensure proper function is being provided.

Heavy granule loss from roofing shingles, and granules collecting in the guttering can all be signs of aging / weathering of your roof covering. Other signs can be shingle discoloration or the fiberglass showing between the laminate layers. With spring fast approaching, it is a great time to have your roof inspected to ensure it's ready for spring rains.

The flue for gas water heaters and furnaces safely vent carbon monoxide to the exterior. Over time rust and corrosion can form on the exterior of the flue and replacement may be needed to ensure proper ventilation is maintained. The TPR (temperature pressure relief) valve is a safety device that releases water pressure when it becomes dangerously high within the water heater. A discharge pipe needs to be connected to the valve to safely vent the superheated water / steam from the water heater in the event it is needed. The discharge pipe is missing during many of my home inspections which presents a potential safety hazard. Have your water heater inspected for safety.

A dielectric union refers to a plumbing fitting that is meant to join two dissimilar metal pipes to prevent galvanic action. Galvanic action can occur when galvanized pipes are connected to metals such as copper. The connection of the two metals without a proper fitting can result in excessive rust and corrosion. This condition can greatly increase the likelihood of leaks forming on plumbing connections such as the one observed for the water heater. Have you inspected your plumbing fixtures lately?

Grilling is a common occurrence in the summer time here in Kentucky. Damage to vinyl siding as a result of a grill too close to the home is unfortunately a common occurrence observed during inspections as well. Recommend always ensuing your grill is placed far enough from your exterior siding for safety and prevent potential damage.

A common issue that is found during numerous inspections is an open ground indication when the outlets are tested. This indication typically means that the ground wire is not attached properly or the ground wire is not present. Many times during home renovations the wiring is not updated and older, ungrounded wiring is connected to modern outlets designed for a ground wire. Recommend having the outlets tested in your home for safety.
