U.S. Housing Market Rebalances Slowly
The national housing market continues its gradual rebalancing—inventory is up about 4% year over year, though that pace eased for the first time in over a month. We’re seeing homes spend an average of 61 days on the market, echoing last year’s numbers and lining up with the typical late third-quarter slowdown that often follows a faster spring and early summer. New listings are down about 1% from last year, moving us closer to 2025’s pace as affordability concerns keep some buyers waiting on the sidelines, and many sellers are weighing whether now is the right time to test the market. The median listing price has edged down to $419,000, a dip of about 1% compared to last year, and the price per square foot—now at $222—is the lowest since early 2026. While inventory growth and higher mortgage rates are tipping the balance slightly toward buyers, the shift is steady rather than sudden. As someone who has helped buyers, sellers, and investors navigate changing conditions across the Greater Binghamton area since 2007, I know that patience and local insight are key—especially when national trends point to a slow but steady market.
