Be honest. Have you started looking at homes online yet?

Because if you have, it’s already time to get pre-approved.

While you may be tempted to wait until you’re really serious about a house, that actually puts you behind the game.

The better bet is getting pre-approved before you fall in love with something.

It’ll give you clarity on what you can borrow, your ideal price point, and what your monthly payment could look like. That’s information you’re going to want up front, so you don’t fall for something outside of your range.

Plus, when a house you love hits the market, you’ll be ready to go – not scrambling to figure it out.

If you’re about to start looking or just casually browsing, let’s talk about where to start.

New York is often labeled as a high property tax state, and while that reputation isn’t entirely undeserved, it shouldn’t be a reason to shy away from homeownership. In fact, focusing solely on property taxes without looking at the bigger financial and lifestyle picture can cause buyers to overlook real opportunities. Homeownership is about more than a single line item. It’s about long-term stability, equity building, control over your living space, and positioning yourself for future financial growth. When viewed through that lens, buying a home in New York can still be a smart and strategic move. Read more at Realtor.com at this link https://www.facebook.com/share/p/18N2v3eoGd/?mibextid=wwXIfr

Clients frequently ask what they can do to make their home more sellable and secure a higher sale price. Paint! Paint is like money in a can!

A lot of buyers think rates dropping from the low 6s into the upper 5s would dramatically change their monthly payment. But the math tells another story.

On a $500k loan, the difference between getting a 6.1% and 5.9% mortgage rate is only about $64 a month. Not $300. Not $500. Only $60.

That’s not the massive swing many buyers imagine when they say they’re “waiting for the 5s.”

If you’re holding out for a lower rate, my advice is to double check the math. Because rates have already come down significantly from just one year ago. And you may not need to wait any longer.

The numbers could already work better than you expect.

New York's misguided climate policies will continue to badly impact Empire State ratepayers.

Thinking about making a few updates before you sell this spring?

Here’s the thing you have to remember: not all projects are created equal.

The upgrades you see here tend to deliver some of the strongest returns on your upfront investment because they impact curb appeal and first impressions right away.

And in today’s market, that matters more than it did a few years ago.

This isn’t about doing everything. It’s about doing the right things for your house and your market.

If you want help deciding which updates make sense for your home (and which ones you can skip), let’s talk.
