Here is another perfect case done recently. The seller was trying to sell the house with an agent for more than a year but couldn't sell it. I structured a "rent to own" deal with seller, so he can get price he wants, and even monthly rent on top of the price. It took me several months and a LOT of efforts to find the buyer, who can't qualify for bank loan yet but need a home his family now. "Rent to own" is like the perfect solution. Not to mention the buyer already locked in instant equity and appreciation combined for almost 30k! Such a beautiful thing for them. I am so proud and can't wait for the next. This house needs a major renovation. Bath room was completely gutted out. Now the project is almost done, getting ready for a new family. Our seller got rid of something they couldn't handle, our buyer will move in their dream home, our contractors have jobs created for them, our lenders earn their profit, our city received their tax dollars on time, our neighbors enjoys increased property value of whole community because of our projects. Another house I bought recently. The family owned this home for 50+ years, the house is never updated, it's in rough condition. And it sits and vacant for over a year. Owner (seller's mother) already passed away, the property is still in probate. Seller's son is fighting cancer.

I bought at asking price and closed in 20 days ( mostly waiting on attorney's paperwork, I was coordinating between probate attorney and real estate attorney). He got cash and relief most needed and very happy. Just so you know, even a property in probate still can be sold, the proceeds will go to estate before go to heirs. Just another case from last year I should mention earlier. The owner of the house is 90+ years old and NEED to sell the house, her daughter listed it for sale for almost a year and couldn't sell.
I offered her two options: either pay all cash, or pay off in a few years for much higher price (even higher than her asking price). She likes both offers and chose all cash. It took a little longer than expected to close, but we finally bought the house, "as-is" without she need to do any repair or cleaning, no agent involved so no commission to pay, she got 100% cash of their asking price.
I remember during the closing, when seller is asked what to do with the money, she said they want to go travel the world. The owner's daughter gave me a BIG hug after the closing. She said this is such a RELIEF for her family. This is why I am so proud of my business and feel so good about what I do.
