Closing Tip: Don’t make major financial changes before closing!

Once you’re under contract, it’s important to keep your finances as steady as possible until after closing!

Avoid👇🏼

•Financing a new vehicle
•Opening or closing credit cards
•Purchasing furniture on credit
•Moving large amounts of money without documentation
•Changing jobs without speaking to your lender
•Missing or making late payments

If you are unsure always check with your lender before making a financial move!

Let’s talk about closing delays. What can come up that will delay a real estate transaction?

A title commitment sometimes reveals issues that must be resolved before a property can legally transfer to its new owner.

•Mortgage payoffs:
All outstanding mortgages or deeds of trust must be paid off, and the proper releases must be given.

•Liens and judgments:
Things such as property taxes, HOA liens, child-support liens, court judgments, or other claims against the property will need to be paid.

•Undisclosed heirs or owners:
Everyone who holds a legal interest in the property must be identified and may be required to sign the closing documents.

•Probate matters:
If an owner has passed away, the estate may need to go through probate or provide additional legal documentation before the property can be sold.

Every transaction is different, but addressing items early can help prevent last-minute surprises. That’s why a thorough title search and an experienced local title team are so important!
