The final Monday Market Watch report for August is ready and the Victoria housing trends remain consistent as they have throughout the summer. Inventory of active listings is near 300 and homes continue to sell at 95% to 97% of their list price.

This ongoing stability helps both buyers and sellers as we approach the fall season.

SELLERS: With active inventory holding steady, standing out to buyers is a must! One way to do that is to price competitively from day one. Welcome to Monday Market Watch! Our weekly report on home sales in Victoria County is the best way to stay up-to-date. Whether you are a buyer or seller in today’s market, being informed is key to a successful transaction. As of Monday morning, there are 287 active listings of homes for sale in Victoria. Last week, 22 new homes hit the market and a total of 25 homes went under contract. 14 homes closed last week for an average of 95.0% of list price and an average of just 87 days on the market.

It was another week with 20+ new homes hitting the market. Last week’s closings show that homes are selling at an average of 95% of list price which tells us that sellers are negotiating with buyers. Working with the right Realtor is a key benefit for both sides to navigate the current market.

Welcome to Monday Market Watch and our first report for July! Our weekly report on home sales in Victoria County is the best way to stay up-to-date. Whether you are a buyer or seller in today’s market, being informed is key to a successful transaction. Our goal is to make sure that our clients have access to current real estate market trends in the Victoria area.

As of Monday morning, there are 277 active listings of homes for sale in Victoria. Last week, 19 new homes hit the market and a total of 28 homes went under contract. 24 homes closed last week for an average of 94.3% of list price and an average of 125 days on the market.

This week’s report sees another increase in average days on the market which is partially from new construction homes being completed and sold as well as older listings closing. We also see a significant amount of negotiating between buyers and sellers to get to the closing table. This is a great market for buyers. We study the market because it is always changing and understanding the trends gives us (and our clients) an advantage.
