USA: SoCal Rents Rose in Just 22% of Cities
Keeping an eye on rental trends is a big part of how I help clients make confident decisions, whether they’re searching for a new home or planning their next move. Out of 41 Southern California cities tracked, landlords raised median rents for one- and two-bedroom apartments in only nine—just 22%. In those few cities, one-bedroom units averaged $2,000 (a 3% increase over last year), while two-bedrooms reached $2,700 (up 4%), with college market demand starting to pick up as the school year approaches. Some of the strongest gains for one-bedroom rentals were in San Marcos ($2,430), Encinitas ($2,950), and cities like Oceanside, Orange, and Riverside—all seeing a 3% annual uptick. Overall, a recent burst in new construction and softer demand means many landlords are working harder to attract tenants, giving renters more choices and breathing room across SoCal. Meanwhile, notable price drops showed up in cities like Lancaster, Redondo Beach, Coronado, West Hollywood, Pasadena, Oxnard, LA, Glendale, and Burbank. In wildfire-adjacent areas, those earlier rent spikes have started to ease.
