Is California one of the best states to call home?
When it comes to choosing a place to call home, California often sparks a lot of conversation—and the numbers back up just how complex that decision can be. The latest rankings placed California 31st overall among the states: not the highest, but it’s worth looking closer at what that means for those considering a move. Affordability remains a challenge, with California coming in last in that category, and safety ranked at 38th. Yet, our state shines in quality of life, ranking 2nd, and holds a solid 15th place in economy. For comparison, Idaho and New Jersey topped the list, while New Mexico came in lowest. Having lived and worked in the High Desert since 1995, I've seen firsthand how these broad statistics translate to real experiences for buyers and sellers—especially for those relocating, downsizing, or making their first purchase. Every market has its strengths and challenges, and understanding the full picture is key to finding the right fit.

California's cheapest places to live revealed in new report — including a coastal outlier
A recent report has highlighted California’s most affordable cities, and it’s no surprise that many of them are found in the Central Valley. Porterville tops the list, with a median home price of $325,000 and average rent at $1,358. Other budget-friendly options include Fresno, Bakersfield, Tulare, Eureka, Visalia, Stockton, Chico, Sacramento, and Clovis—even a rare coastal pick among them. As someone who’s helped buyers and sellers navigate various markets since 2002, I know how important it is to find the right balance between affordability and lifestyle. Whether you’re a first-time buyer, investor, or simply considering a change, understanding where your dollar goes furthest is key to making confident real estate decisions.

US Buyers Gain Slight Affordability Relief
It’s encouraging to see a bit of relief in housing affordability across the US after several challenging years. While most households are still earning less than what’s needed to comfortably purchase a home, recent growth in household incomes has slightly outpaced the rise in housing costs. That means budgets have become a bit easier to manage, and housing costs are taking up a slightly smaller share of buyer income than they did a year ago. More homes are also fitting within the reach of median-income buyers, offering a bit more breathing room and choice. As someone who has helped clients buy and sell in all kinds of markets since 2002, I know how important these shifts are—especially for first-time buyers or those considering a change. Economists note that we’re seeing a more balanced market nationwide, with greater negotiating power for buyers. Looking forward, we might see a bit more improvement in affordability by the end of the year, though factors like higher rates or inflation could affect that. No matter the market, my focus remains on guiding clients with honesty and dedication through every step of the process.

US Housing Prices Keep Climbing
As someone who has guided clients through many market cycles since 2002, I’ve seen firsthand how resilient home prices can be—even when many are hoping for a shift. Across the country, we’re still seeing more buyers than available homes, which is keeping prices strong, even as the post-pandemic rush has leveled off. In areas where there are more new builds and less demand, buyers are finally getting a bit more negotiating power, with listings often sitting on the market a little longer. According to economists, sales are actually up despite higher mortgage rates, thanks to steady job and income growth nationwide. For those wondering about affordability, it’s a mixed bag: incomes are rising a bit faster than home prices, but those higher rates remain a real hurdle in the short term. Whether you’re a first-time buyer, investor, or planning a move in the High Desert, navigating these shifting dynamics is all about having the right information and support at every stage.
