You Don’t Need to Be Pre-Approved to Learn How Everything Works.

A lot of buyers stay quiet because they think:
“I’m not pre-approved yet.”
“I don’t want to waste your time.”
“I’m not ready so I shouldn’t ask questions.”

Not true.

You do NOT need a pre-approval to start learning about the process.
You’re allowed to ask:
✔️ How financing works
✔️ What you might qualify for
✔️ What steps come before pre-approval
✔️ How offers, escrow, inspections, and timelines work
✔️ What to expect once you are ready

And when I recommend speaking to a lender, it’s not to run your credit or lock you in.
It’s simply so you can ask the right questions to the right person.

The #1 reason people hate their past realtor? No communication.

Most buyers and sellers don’t have a good experience with their previous realtor and honestly, it usually comes down to one thing:

I’m not giving you the run-around.
I simply can’t tell you what you can afford without a lender’s numbers.
Here’s why:
🔹 I’m not allowed to guess your price range
I legally cannot determine:
your debt
income
credit
interest rate
monthly payment comfort
down payment options
Only a lender can give those details.
🔹 If I “guess,” I set you up for disappointment
Imagine falling in love with a $500K home…
but your approval is $430K.
That heartbreak is preventable.
🔹 Everyone’s situation is different
Two people with the same income can qualify for VERY different amounts.
🔹 A lender gives you REAL numbers
And those numbers:
✔️ save time
✔️ avoid heartbreak
✔️ make your offers competitive
✔️ put you at the front of the line for showings

It’s a neutral third-party company that holds the money and paperwork until both sides meet all the conditions of the sale.
Here’s what escrow does for you as a buyer:
🔹 Holds your earnest money deposit
🔹 Makes sure the seller meets their obligations
🔹 Tracks all deadlines
🔹 Coordinates your loan documents
🔹 Ensures inspections, disclosures, and repairs are done
🔹 Keeps your money protected until the deal is complete
Escrow = accountability + safety.
No one gets paid and nothing is “final” until all terms are completed correctly.
When everything is done, escrow transfers:

💰 the funds to the seller
