Market Update 🏡📊

Here’s what it looks like compared to APRIL 2024 & what it means for you if you’re looking to buy or sell.

More inventory—only slightly, but up by about 10 listings this time last year.

Homes are selling faster—it may not feel like it for sellers, but the average days to sell dropped from 82 last April to 69 this year.

However, fewer homes have sold this year compared to last. April 2024: 87 sold.

Average sold price increased from $209,000 last year to $250,000 & the average price per sq ft is up from $117 (April 2024) to $140 for April 2025.

Sellers: Buyers are acting quickly, but being more selective.

Pricing your home accurately (among other things) will impact how quickly you go under contract and sell. Homes that are priced well and are move in ready are selling faster, and for more.

Buyers: there’s a little more inventory, but it’s still competitive. Being prepared with a preapproval is important. Work with an agent who will help you find competitively & accurately priced homes so you can act quickly and put together a winning offer.
