What happens when your new construction appraisal comes in lower than the contract price? 📉🏠

Because builders use their own specialized sales contracts, handling a low appraisal on a new build looks different than on a resale home. Here are your main options:

1️⃣ Negotiate the Price: Request that the builder lower the purchase price to match the appraised value. While builders rarely cut base prices to protect neighborhood comps, they may offer price reductions or flex cash.
2️⃣ Cover the Difference: Pay the appraisal gap out-of-pocket at closing if you have the funds available and want to keep the deal moving.
3️⃣ Request a Reconsideration of Value: Provide your lender with recent, comparable sales (comps) that the appraiser may have missed to challenge the valuation.
4️⃣ Restructure Your Loan: Work with your lender to adjust your down payment percentage or loan structure to absorb the gap.
