Most homeowners in Northern Virginia can tell you exactly when they bought their home.

Very few can tell you when their water heater was installed. Or when their AC was last serviced. Or whether their electrical panel is still within its safe operating life.

Here is the thing nobody talks about. When a buyer makes an offer on your home in the DMV, the clock starts on a due diligence period. During that window everything in your home gets scrutinised. And the negotiation that happens after is almost always about what was found — not what was offered.

The tip most sellers never hear is this. Get your own home assessed before you list. Not after an offer comes in. Before. Because a seller who already knows their home inside out negotiates from a position of strength. A seller who finds out at the same time as the buyer negotiates from panic.

The one thing I never see sellers prepare for is the buyer who visits twice.

In this market, serious buyers in Northern Virginia are not making decisions on the first showing. They come back. And the second visit is where deals are lost.
