Middleburg Communities, in partnership with the Charleston police department, partnered to host a trunk or treat event to cultivate and build positive relationships between the police and the residents of the community. This event made a difference in how people felt towards the local police and built trust and familiarity on a positive level.

Positive conversations were shared throughout the day. One resident said, “I love the fact that the police took time out of their day to attend this event. Its very nice to see this kind of event and even better to know that they care.” Middleburg is committed to being a catalyst for positive change in the communities that we serve and we look forward to additional events like this one at Vesta Creeks Run.

Middleburg communities and several local pet service providers were able to host an event at Mosby Ingleside that was called Pet Palooza. The idea of the event was to bring several different local vendors and an adoption facility to our residents at Mosby Ingleside. The residents at Ingleside love their pets and are always looking for the latest and best ways to take care of them. Also, Middleburg was aware that many shelters are nearly at or past capacity. This means that many pets must be euthanized because of the lack of space and resources to take care of these animals.

During this event we had several partners in attendance. These partners included “Kimberly’s Kritter care”, who can provide many different services to your pet from daily walks to medical care. “Camp Bow Wow”, who can provide many services like boarding your dog and daycare. Finally, we partnered with the “Pet Helpers adoption center” who brought several dogs and cats that could be adopted right there at the event. Part of Pet helpers’ mission is to end the euthanasia of all adoptable cats and dogs by keeping all animals until adopted.

This very successful event saw several residents adopt pets and learn about different service providers in the area. Residents also enjoyed free food and a live djay. One resident showed up to the event a whole hour and a half before the event started. She said “I am so excited and happy that I will be able to get a new addition to my family today. I am very happy that Pet Helpers will be here because we live kind of far from them. This is much more convenient, and I think it is amazing that Middleburg is hosting an event like this! I wish more apartment complexes did things like this.” Middleburg strives to provide an optimal living experience to not only our human residents but also our furry friends.

Middleburg communities in partnership with the Shifa Clinic were able to host a health care event at the Vesta Creeks Run pool area. Shifa clinics mission is to serve uninsured and vulnerable community members with high-quality medical care that is free of charge to residents. With the increased numbers of job losses and evictions, and the added uncertainty of the pandemic, they feel the need to broaden their initiatives to have an even greater impact. Since prevention of disease is the first line of defense, they plan to allocate funds to provide pop-up healthcare.

Vesta Creeks Run residents were able to get screened for many chronic conditions like Hypertension, Diabetes, Vision loss, BMI, Anemia, Lung cancer (questionnaire for eligibility) and register eligible candidates for no-cost mammograms. Residents were also able to receive COVID-19 outreach education along with the administration of vaccines and boosters all while relaxing by the pool enjoy free food, drinks and a live djay. One resident said “This is a great event! I love how I can come out to our pool get some health care advice, meet my neighbors, and have fun! I can tell that Middleburg really cares about us and I’m glad they are the new management group of Creeks Run.” Middleburg and the Shifa Clinic look forward to continuing this partnership and plan on having many more events in the very near future.

Middleburg Communities announces the opening of Mosby Bridge Street, a 290-unit apartment development located in a certified Opportunity Zone in Huntsville, AL.

“We are very proud of the quality of Mosby Bridge Street and congratulate our development and construction team on its ex*****on during the pandemic,” said Middleburg Communities President, Duane Wooldridge. “By executing through our fully integrated team of development, construction, property management, and investment management, we are able to deliver better value to our residents and increased returns to our investment partners.”

The property will be self-managed by Middleburg Communities.
“Middleburg is very excited to announce this transformative development in what has become the fastest-growing tech city in the US1 and within Cummings Research Park, the second-largest research park in the Country2,” said Middleburg Communities Vice President of Development, Alexi Papapieris. “Mosby Bridge Street is our first investment in the Huntsville area and this property exceeded our most exacting standards, demonstrating strong job and population growth, a highly educated STEM workforce, new major employment hubs underway and immediate access to amenities, recreation and transportation corridors.”

Mosby Bridge Street offers residents one, two and three-bedroom luxury apartments in four-story elevator-served buildings with controlled access and conditioned corridors. Middleburg in partnership with JUVO Jobs were able to host a very successful virtual job fair for the Vesta Adams Park community. Juvo jobs is an app that helps people find fulfilling work inside their communities and creates awareness of new local talent that adds unique value to companies. During this event, several JUVO employees came to Adams Park to help over 30 residents download and navigate the app so that they could apply to local jobs.

Juvo jobs & Middleburg also provided prizes, food, gift cards and a live DJ to enhance the experience. One resident said, “this app makes finding and applying for jobs much easier and less intimidating”. Middleburg is a proud and happy partner with JUVO jobs. On 5/18/2022 A Middleburg team from Vesta Creeks Run, located in South Carolina was proud to volunteer with the Habitat for Humanity located in Mount Pleasant South Carolina. Our team was able to get a single parent one step closer to home ownership. The new homeowners will have a zero-interest mortgage which will make the payments more affordable, around $500 per month. They assisted Habitat for Humanity by helping build and paint a house. Our maintenance crew helped with building the frame of the house, while the leasing team painted the siding that will be installed on the house. Without volunteers the Habitat for Humanity is unbale to complete these homes.

Once again Middleburg is holding true to our promise and we will serve the community the best way that we can.

Middleburg Communities announces the sale of Vesta Derby Oaks, a 418-unit apartment community at 3237 Utah Avenue in Louisville, KY. Middleburg acquired the blighted and mostly abandoned property in December 2018 and invested more than $17 million in the transformative redevelopment of the asset. At the time Middleburg acquired it, the property was approximately 15% occupied with most of the buildings in shell or uninhabitable condition. At the time of sale, Vesta Derby Oaks was 95% leased and occupied.

“The transformation of Vesta Derby Oaks was a game-changer for the community, bringing a formerly desolate property back to life while allowing existing residents to stay and welcoming many more to the restored apartments,” said Middleburg Communities Vice President of Asset Management, Michael Bediones. “As new units with very affordable rents were brought online, they were immediately rented. Middleburg wants to recognize the City of Louisville and Jefferson County for providing financing through the Louisville CARES program, which incentivizes the development of affordable housing like Vesta Derby Oaks.”

Vesta Derby Oaks underwent an extensive renovation that resulted in a virtually new property, including all new siding, windows, roofs, plumbing, HVAC and electrical systems, new energy star appliances, LED lighting, cabinets, countertops, flooring, fixtures and finishes along with and improved sidewalks and landscaping. The renovation included the creation of a mix of 418 one-, two- and three-bedroom units (instead of the original 100% two-bedroom units) to better respond to the needs of residents.

Middleburg Communities announces the sale of Vesta Camp Creek, a 220-unit apartment community in Fulton County in the Atlanta MSA. Middleburg acquired the property in May 2019 and invested more than $10 million in the redevelopment of the previously vacant and severely deteriorated 1975-vintage asset into a welcoming, fully-amenitized townhome apartment community, achieving stabilization with 98% of its units leased by November 1, 2020.

“When Middleburg acquired Vesta Camp Creek, we quickly engaged our entire team to transform the property, which in some areas had been gutted to the studs and abandoned, into much-needed attainable apartments for working families in Fulton County,” said Middleburg Communities Vice President of Asset Management, Michael Bediones. “We hit every milestone and we are extremely proud of the team’s ex*****on of our business plan, despite delivering during the pandemic.”

As part of the redevelopment, all of the 220 units received new interiors and exteriors as well as new electrical, plumbing, and HVAC systems. The clubhouse and fitness center were completely rebuilt and new laundry facilities and landscaping were added. Finishes for the one, two and three-bedroom apartments include new drywall, LVT flooring in the common spaces, new cabinetry, stone countertops, modern lighting fixtures, new energy efficient appliances and water fixtures. New laundry facilities were added to the buildings throughout the community. The exteriors of the buildings benefited from having all siding either repaired or replaced and painted and new gutters and downspouts were installed throughout. The majority of windows and doors throughout the property are now brand new.
