When are mortgage rates going down? I get this question all the time.

At the beginning of 2026, there were plenty of predictions that rates would come down. Then the Iran war happened, inflation didn’t come down, and rates went up.

If you were waiting back in February 2026 for rates to drop as expected, well… too bad. They’re higher now.

Timing interest rates is hard. They’re influenced by the economy, inflation, world events and the bond market — and all of that can change quickly. Could anyone have predicted COVID rates?

So, will they go down in 2027? 🤷🏻‍♀️

What is a seller subsidy aka seller credit?

Simply put, it’s when the seller agrees to pay a portion of the buyer’s closing costs.

Seller subsidies aren’t always an option, especially when there’s a lot of competition for a home. But when there’s room to negotiate, asking for a seller credit can help a buyer reduce the amount of cash they need at closing.

It’s just one of the many pieces of an offer that can be negotiated.

How do you know you're in a staged house? The books are props.

→ None of the books have titles, and you can't even see the spines.
→ There's always a cookbook casually left open.
→ The pages aren't actually meant for reading.

(Though major props to the stager for using a book that says "Sanctuary" right where it's opened.)

This home had an assumable VA loan attached to it, a rare opportunity that made it stand out in a big way. My seller was leaving the country and knew he wouldn't be using his VA benefit anytime soon, so it was the perfect time to put it to work and get top dollar for the home.

And a big congrats to the buyer! They walked away with a 2.99% interest rate compared to today's average of 6.6%. That's a massive difference in their monthly payment.

Seller got a higher sales price. Buyer got a killer rate. Everyone wins. 🏡

One of the best parts of showing properties is appreciating the architecture along the way.

Northwest DC has so many wonderful mid-century condo buildings, and I loved noticing these details today. Floor-to-ceiling windows designed to bring the outdoors in, a corridor that carries the stone from outside right into the lobby, playful zigzag lines, and these incredible sculptural elevator doors.

Discovering these time capsules is one of the reasons showing homes is so much fun.

One of the biggest misconceptions I hear from home buyers is that their down payment and closing costs are the same thing.

They're not.

Your down payment goes toward the purchase of your home, while closing costs cover things like lender fees, title work, taxes, and insurance. Understanding the difference can help you budget more accurately and avoid surprises when looking for a home.
