🏡 What’s REALLY happening in the West Georgia Real Estate Market? Let’s talk facts, not feelings. 👇
If you’ve been wondering whether we’re in a buyer’s market or a seller’s market… the honest answer? Neither. We’re in a much more BALANCED market.
Current months of inventory:
📍 Carroll County: 4.2 months
📍 Douglas County: 5.2 months
📍 Cobb County: 3.0 months
📍 Haralson County: 4.2 months
📍 Fayette County: 3.8 months
For perspective, a truly balanced market typically sits around 4–6 months of inventory, which means we’re seeing a healthier shift from the frenzy of the last few years.
✨ For Buyers:
The “just browsing” buyers? They’ve mostly stepped out of the market. Today’s buyers are moving with purpose—whether it’s downsizing, relocating for work, needing more space for a growing family, or simply making a life change.
That also means if you’re serious about buying, preparation matters:
✔️ Have your financing lined up
✔️ Know your loan options
✔️ Be pre-approved before putting boots on the ground
The right house can still move quickly when priced correctly.
✨ For Sellers:
This isn’t 2021 anymore (and honestly, that’s okay 😉). Buyers are being more selective, negotiations are back, and we’re once again seeing sellers contribute toward buyer closing costs in many situations.
If you don’t have a large equity cushion, negotiations can feel tighter—but that doesn’t mean it’s a bad time to sell. It simply means strategy matters more than ever.
🏠 The biggest takeaway? PATIENCE + PREPARATION = SUCCESS.
Real estate is constantly evolving. The market doesn’t care about our feelings—it responds to supply, demand, rates, and buyer behavior. The key is adapting to what the market is actually telling us, not what headlines or social media “experts” suggest.
So if you’re thinking about buying or selling, don’t lose hope. Just make sure you’re making informed decisions with a solid plan.
I’m always happy to talk strategy if you’re curious about what YOUR specific situation looks like in today’s market. 💬
