One of our favorite moments was the ice cream setup. It helped buyers picture summer days spent with family, enjoying a sweet treat, watching boats pass by, and feeling the gentle bay breeze. We had the pleasure of staging this beautifully remodeled colonial home. Like many older homes, it featured several unique, specialized rooms that required thoughtful space planning and strategic furniture placement to showcase each area’s purpose.

Our design focused on rich dark green accents paired with warm wood tones to bring depth and warmth against the light walls. Gold accessories were carefully incorporated to complement the hardware used throughout the home, creating a cohesive and elevated look.

To help buyers emotionally connect with the space, we added intentional lifestyle moments throughout the home. A simple game of Scrabble in the family room, for example, invites buyers to imagine gathering with family and creating memories—transforming the house into a place that truly feels like home.

Every home we stage comes with its own unique challenges, and our job is to use creativity, thoughtful design, and strategic furniture placement to transform those challenges into standout features.

One of the biggest challenges of this property was the long, narrow living room layout. To create a more functional and inviting space, we divided the room into two distinct seating areas, allowing each zone to serve its own purpose while improving the overall flow.

A beautiful traditional staircase, enhanced with rich hunter green paint and detailed molding, became one of the home’s greatest assets. We highlighted this architectural feature by creating a focal wall, placing a media cabinet against it and arranging the main seating area to face it, drawing attention to its character and craftsmanship.

Because the home featured gold hardware throughout, we incorporated warm gold accents into the décor to create a cohesive, elevated look. Finally, we layered in carefully selected accessories, artwork, and greenery to tell a lifestyle story, helping buyers form an emotional connection and envision themselves living in the space.

This coastal home provided the perfect opportunity to create a light, inviting atmosphere using shades of blue and carefully selected coastal-inspired décor throughout the space. Since the home did not have a dedicated dining room, we styled the kitchen island to demonstrate an alternative dining and gathering area for potential buyers.

One of the most important aspects of staging is helping buyers understand how a space functions, especially in smaller homes. We strategically positioned the sofa to face the front entrance, creating an inviting focal point as soon as buyers walked through the door. To maximize both comfort and flow, we chose to use only a sectional sofa and intentionally avoided adding armchairs, which would have made the room feel crowded.

As with all vacant properties, our goal was to bring warmth and life into the home. We added area rugs over the hardwood floors to anchor the furniture and visually connect the different elements within each room. Greenery was incorporated throughout the home, with at least one plant in every room, adding freshness and a lived-in feel. To further soften the spaces and create an emotional connection, we layered in cozy throws and decorative pillows, helping buyers envision themselves living there.

Every staging decision was made to showcase the home’s potential, improve functionality, and create a welcoming coastal lifestyle buyers could immediately connect with.
