Hit a milestone this week that I don't talk about often β€” I reached my yearly commission cap at KW Prime Realty.

I'm sharing it not to pat myself on the back, but because it's a reflection of something I'm genuinely grateful for: this community.

Nobody tells you these things before you buy your first home. So I will.

1. Your pre-approval number is not your budget.
The bank will approve you for more than you're comfortable spending. Know your real number before you start looking β€” not after you fall in love with something.

2. The inspection is not a negotiation opener.
It's information. Use it wisely. Asking for every small thing on the list is a great way to blow up a deal that was working.

3. The "perfect house" is a myth.
Every house is a compromise. The goal is finding the one where the compromises don't bother you β€” not waiting for one that has no compromises at all.

4. Your agent matters more than you think.
Not just for finding houses β€” for managing the process, reading the other side, and knowing when to push and when to hold.

I've helped a lot of first-time buyers close in South Jersey and the ones who do it well come in with realistic expectations and a willingness to move when something feels right.

People always ask me why I still live and work in South Jersey after all these years.

Honest answer? Because it's genuinely hard to leave a place that feels like this.

I grew up around here. I coach at CrossFit Off the Grid in Williamstown. I run into my clients at the same diners, the same local spots, the same Friday night events that have been happening in this area longer than I've been around.

That's not something you can put in a listing description β€” but it's exactly what people are actually buying when they buy a home here.

South Jersey doesn't always get the credit it deserves. It's close to everything β€” Philly, the shore, the city β€” without any of the chaos. The neighborhoods are real. The people stay.
