For many coastal communities, the challenge isn’t just growth—it’s making sure the people who serve those communities can continue to be part of them.

This week at the ULI Southeastern Coastal Development Forum, Brendan Barr, OneStreet Residential Managing Partner, joined regional leaders discussing how resilience, coastal preservation, and environmental stewardship must be treated like interconnected challenges—not isolated ones.

As coastal markets continue to evolve, projects like Northpoint on Jarvis Creek represent a broader shift toward development that prioritizes sustainability, connectivity, and community impact together.

The Town of Hilton Head Island is an example of how communities are thinking differently about workforce housing, environmental stewardship, and long-term sustainability.

What is the most common coffee order?

How is the morning traffic for teachers and parents heading to school?

When events come to town, how does it excite or pressure the hospitality and retail community?

What issues does the town face today? Tomorrow? In 5 years?

These are the insights most important for us to learn as we build in and become a part of the community. Not by reading them in a document or report, but by feeling, seeing, and hearing them from the local community.

This past week we had the opportunity to do that with our colleagues and partners in the Northpoint on Jarvis Creek community, while we were at the RBC Heritage Golf Classic. It was an honor to spend 1-on-1 time with those woven into the fabric of the ecosystem.
