There's a reason real estate agents love June listings.

Every outdoor feature your home has — the covered patio, the backyard pool, the fire pit, the landscaping — looks better in June than it will at any other point in the year. The light is golden. The grass is green. The flowers are in bloom. Buyers can picture themselves out there.

And buyers in 2026 aren't just noticing outdoor spaces — they're prioritizing them. Outdoor living areas have moved from 'nice to have' to active search filters. Buyers are using outdoor space as a dealbreaker the same way they used to treat kitchen updates.

If you're listing this month, here's what to do:

Shoot your listing photos at golden hour — 7–8 PM in June gives you the warmest light of the year. Make sure your patio furniture is clean and staged. Add potted plants and flowers at the entry. If you have a pool, shoot it with the water sparkling in the sun.

When people ask me 'what's the market doing?' they usually mean: is my home worth more or less than it was a year ago?

Nationally, home prices are up 2.2% in 2026. That's modest — far from the 15–20% surges of 2021 — but it's growth, and it's stable.

But here's what that national number doesn't tell you:

Prices are not moving evenly. The $750K–$1M range has seen more gains. The under-$400K range is still competitive but price growth has moderated. New construction in previously hot markets like parts of Texas and Florida has actually softened due to oversupply.

What IS selling:
Homes that are priced at or just below comparable sales. Homes that are move-in ready. Homes with outdoor living space. Homes within 30 minutes of major employment centers.

What is NOT selling:
Homes priced based on 2022 comps. Homes with deferred maintenance and no price adjustment. Homes in neighborhoods that have seen a surge of similar listings.

In real estate, there's a term for a home that sat on the market too long without selling: stale.

And June is when the stale listing clock really starts ticking.

Here's the pattern: A home hits the market in spring with high hopes. It's priced slightly above where it should be. Buyers tour it but don't offer. It sits through May. Now it's June — the peak season — and it still hasn't sold. By July, buyers are asking their agents: 'Why hasn't this one sold? What's wrong with it?'

That question — 'what's wrong with it?' — is the beginning of the stigma. And once a listing gets that label, price reductions often don't fix it because the perception problem runs deeper than the price.

The solution isn't to panic. It's to be proactive:

If your home has been on the market 30+ days without an offer, it's time to have an honest conversation about pricing, presentation, or both. A strategic price adjustment in June — when buyer traffic is still high — is far better than a desperate one in August when the market cools.

Nearly half of all household moves in the United States happen between June and August. That demand surge drives up moving costs significantly — some estimates put peak season moving at 25–40% more expensive than an off-peak move in January or February.

If you're closing in June or July, here's what to plan for:

Book your moving company the moment you go under contract — not when you close. The best movers are booked 4–6 weeks out in summer.

Get 3 quotes. In peak season, prices vary more than people expect.

Consider a mid-week move. Saturday is the most expensive day to move. Wednesday or Thursday can save you hundreds.

Build a moving budget of $2,000–5,000 for a local move and $5,000–15,000 for a cross-country move — before you factor in deposits, utility setups, and immediate home needs.

And add a buffer. Closing timelines shift. Plans change. Having $1,000–2,000 of flex in your moving budget is one of the best things you can do for your stress level.
