Well now that rates are dropping, I think it's high time that I get back to posting... Sorry for the absence, but I'm still around and keeping tabs on real estate! And this one, catches my eyes! Lovely home, beautiful updates from when it was purchased 6 years ago. However, it is being priced out at 1 mil over the price they paid, double to price per square foot.... hmmm... Will the market support this? It remains to be seen. Lower interest rates mean bigger budgets, but also more competition. I'll be keeping tabs on the trends I see and relaying them to you. But in the meantime, if this house at 4,478sf and 1.7mil is the one for you- please let's go check it out! All I ask is that you try to keep the zebra!

Back in the life of a renter...some things to think about.
1. Renting is not a bad option, especially in today's marketplace. I know I'm a realtor so I should always want you to buy, but it doesn't always make sense for the individual.
2. If you do rent- how is your property being managed? I did some major digging before the move to NC on all of the property management firms handling various rentals- the reviews? Dismal. Big red flags for me and anyone that doesn't want their flooding ceiling (see pic) to go to someone's answering service. It was worth it to scour more listings, but find a landlord/human owner. The good news, he proved himself worthy last night as our bathroom upstairs rained down and he had repairmen at our house until 9pm fixing it.
3. Understand lease terms and know that you may be able to negotiate certain items.
And last, 4. Solicit the help of a realtor. I can't help as much with rentals because the apps, etc. are all the legwork of the client; but I can make phone calls and set up showings. And I'm happy to! It's small potatoes to a lot of realtors but your home is your home and I want to help if I can!

Comparisons matter! How interesting to look at these two condos right across the street from one another...and what a street! 34th st. right at the Oceanfront! Both share small condo communities and some nice upgrades. The yellow- 3 bed, 3.5 bath, 2,500+ sf, priced at $925k. The blue- 4 bed, 2.5 ba, 1,785 sf, priced at $800k. And...there is a community pool in the midst of the complex. Condo fees- Blue $700+, Yellow $300+ Personally, you all know how much I love a pool, but I'd take the former- I've had eyes on the blue complex (they're all for sale right now,) and they've been used as STR's for years so it makes me think twice about the condition under the finishes. But hey, wanna go take a look at both and see what we think?

FAVORITE PROPERTY OF THE DAY: This one is really interesting to me because we almost bought it 5 years ago! We probably toured this house 3-4 times and were really considering it. It's in Birdneck Lake- a great neighborhood, not too far from the beach. When I saw it, I knew there were updates to be made. If you look at the historic photos you see carpet throughout the downstairs, and a kitchen in need of updates. But, these are mostly cosmetic so not too big an undertaking. My personal plan for this house had we bought it was to lay some hardwood down and some slate in the kitchen- trying to keep a bit of the fun 70's vibe. Me, I like warmth in a house and I think wood gets it done.

Whoever bought it took a different approach and went with very light vinyl plank and grey/white tones. I think with proper furnishings, this could be okay but as it stands, it's no wonder it's been on the market a few weeks and already has had a price reduction.

What's the point? Well, simply put, a realtor can help you think a lot of these decisions through and find you examples of various looks if you're thinking of updating a house. I know, HGTV is for that! But if I'm working with you, I'm always happy to give you some insight in these matters if you want it!!

"Favorite...?" Property of the day: Hmmm...I'm not so sure about this one. It looks beautiful to be sure, but look, if you have $800k to spend, plus another $625 in HOA fees per month, please call me because I really think I can find you a beach house that's a little bigger (this one clocks in at 678sf,) and that probably will give you a bit more security in resale value. I love the Cavalier, but this seems a bit risky to me. For one, I imagine there are pretty strict rental policies here so if you're looking to rent this out as a beach bungalow, you likely have a lot of hoops to jump through. There are some cute little bungalows up at 49th that boast a lot of amenities and allow for STR's, so that may be of interest. But, ultimately, it comes down to lifestyle, and if Cavalier living is what you want (and the indoor pool access might just do it for me!) then let's go take a look!!!

Interesting full read, and worth looking into these days. I obviously want to work, but I also care about my clients making their best decision. Because of home prices and inventory right now, it's not necessarily as black and white as it sometimes is. One thing I think matters is- how long do you plan to stay if you buy? If this is a quick turnaround, you may not get as much equity out of a purchase as you think. But, if you plan to keep the house for a while and really grow with it, then buying might still be the right move. I'm happy to sit down with any potential clients that want to just "talk options" in this market!

FAVORITE PROPERTY OF THE DAY: So yes, this one does need some updating. You can tell from the pics that you'll be putting some money into it. BUT, at $424k and NO HOA, in the Ocean Park area- you'd be making a great investment!!

This is 3bed, 2.5 bath, and even a little green space. And, let me repeat, NO HOA! That means no extra fees per month which I never hear of going down, they just always seem to keep going up for the owners. And no bylaws about you being able put a plant in the yard, or if you can rent it out one day and to who, with pets, without, etc...(trust me, been there, done that.)

Look, an HOA can be a wonderful way to keep neighborhoods clean and tidy; but for your potential growth as an investment, finding a property without an HOA this close to the beach, can be a real boost to long term returns. Let's go check this out!!

FAVORITE PROPERTY OF THE DAY: It always helps when you can dig deep and look at what's been going on with a property. This one is in a great location, right near the botanic gardens, and has 2800sf for under $500k to boot!! But, it needs a refresh. Looks to me like it last sold in nearly identical condition in April of 2020, no doubt when someone had originally thought they could do renovations but soon found that the world had shut down when they moved in...I know what's that's like! So it appears they updated the bathroom, but stopped there. Good news for you though, imagine what you could do with this?!!! If you want to take a look, just holler!

FAVORITE PROPERTY OF THE DAY: There is A LOT I love about this house!! The kitchen and bathroom are decorative missteps for me, but I love the fact that someone's having fun. The good news is, looks like they've really focused on quality materials- Brazilian hardwood, geothermal system, and tankless water heater. What makes me the happiest about this recent flip in East Beach? is it the fact that it's just blocks from the water and under $400k? Is it that you still have a nice yard and almost 1600sf to relax in? Nope. It's that there are....wait for it....warm wood tones throughout!!! I've been saying it for year, please end the grey on grey on grey flips, and it looks like, the trend is finally breaking!!!! Definitely cause for celebration in my book! And, this house is pretty sweet. Wanna go look? Just holler! And p.s. if you want to discuss all the new realtor laws you've been hearing about, please ask.
