Thinking of buying in today's market? Closing costs are important to consider!

In more buyer-friendly markets, it is not uncommon for the seller to pay the buyer's closing costs (this is part of negotiating the contract--benefit of having an attorney on your side 😉). But in this market, asking for closing cost assistance is the easiest way NOT to get the house you want!

All that to say, if you're considering buying, be sure you either have a lender who can wrap the closing costs into the loan or that you have 2-5% of the home value saved up!

I went on a Facebook break in October last year and realized I never got to post about this closing! I was able to help these seller clients save money by advising them which home projects were worth the investment and which would not return a profit... for instance, we decided against replacing the garage doors and the vinyl siding. Good thing, because we got a full-price offer on their first day of showings!

My favorite part of their closing gift was this hand-painted home portrait! Selling what you thought would be your forever home can be rough, but I hope this painting helps remind them of all the good memories they made here in VA. I admit I'm slightly jealous... they're enjoying sunny FL now!
