As of July 2026, Virginia Beach City listings had a median 33 days on market, according to FRED/St. Louis Fed.

The City of Virginia Beach’s FY 2027 assessor report shows median property appreciation at 5.23%, with values still moving up even as growth cools.

That same city report notes about 70% of local housing stock is valued between $250K and $499K — a key range where competition can still heat up fast.

Here’s a simple game plan for making every square foot work harder:
