Price momentum is still here, but it’s cooling into a smarter market.

The City of Virginia Beach reports median appreciation across all properties at 5.23% for FY 2027, down from the double-digit spikes seen in 2023.

Housing under $500K is still the battleground: about 70% of the city’s housing stock is valued between $250K and $499K, per the City’s assessor report.

New construction is pushing higher, too, with more than 66% of new homes valued at $500K+.

Buyer tip: if your budget is under $500K, get fully underwritten before touring so you can move fast when the right home hits.

Seller tip: pricing slightly ahead of the market can cost you attention, so lead with clean presentation and sharp positioning.
