I hope you all have the opportunity to feel safe, represented, and free to unapologetically be yourselves. Some of the BEST parents I’ve ever met are same-sex couples, and you all deserve visibility free from consequence. I know we’re not there yet, and that’s why I’m raising my son to be inclusive and speak up for those who need it. We will get across that bridge. Happy pride month 🌈

“You never run out of room to grow.” 🌱

This is a phrase I hold near and dear to my heart.
It keeps me driving hard on the best days, and picks me up on the not-best days.
🛠 Continuing education and workshops between showings and listing appointments is how I keep my mind sharp, and focused on bringing my clients an edge when negotiating through their real estate transactions.

Want To Build Wealth? Buy Real Estate
Let’s jump in with some numbers. According to a recent survey by Consumer Finance:

1. The median net worth of homeowners in the U.S. is $231,400 (a 15% increase from the last survey in 2013).
2. The median net worth of renters in the U.S. is $5,200.
3. The median net worth of a homeowner in the U.S. is 45 times greater than the median net worth of a renter in the U.S.

Why?
Well, when you own your home, you’re forced to save. Every time you pay your mortgage you are contributing to your net worth. Buying a home lets you build equity. Equity is the difference between your home’s market value and what you owe on it. Your equity increases with each mortgage payment you make. When home prices rise, your equity grows faster as your home's value increases.

Every time you pay your rent, you are contributing to your landlord’s net worth. Homeowners are the beneficiaries of 100% of their home’s appreciation. Renters experience no appreciation.

Is it safe?
Most experts agree real estate is a pretty good place to park your money. Home values generally increase over time and you can build equity in your home.

Super excited for my buyers! We just went “under contract” on this beauty last night!

I got a phone call 3 days ago from a friend. He told me that his friend from work was trying to buy a house and they wanted my help! So we got started right away!

On day 1, I helped them find a loan officer that knew what they needed and got them prequalified!

On day two, we sat down and put together a “plan of attack” which included: what they wanted, where it was, the current market, what they qualified for and a few other things.

Days three, we went out into the world to see houses. They found one that was great for them! We discussed an offer, wrote it up and had it back ratified the same night.

Next step: inspections!

Super excited to be working with one of my favorite co-brokes and my team leader Matt Monaco! My buyers and I couldnt be more happy to have ratified on this gorgeous home yesterday! The windows and doors in the living room make this home feel like a cabin. Its so quiet and peaceful!

Want to know the numbers behind the news? Here's a little map showing the percent of homes selling above list price based on a sample from Realtor sales trackers (Multiple Listing Services - MLS).

Virginia is sitting at 50% - on average, HALF of the homes that sell in Virginia are selling above list price. Buyers need to be strong and Sellers are being pleasantly surprised.
