We spend a lot of time talking about Virginia Beach as a place people come to visit, but I think we sometimes forget how much fun it can be to vacation in our own city.

The off-season is perfect for it. Book a night somewhere new, make dinner reservations, explore a part of the Oceanfront you haven’t seen in a while and enjoy Virginia Beach without the summer crowds.

I recently visited The Sitio at Atlantic Park, and I’m officially adding a local staycation here to the list. The design is beautiful, the rooms feel completely different from your typical beach hotel, and you’re right in the middle of everything happening at Atlantic Park.

You really don’t have to go very far to feel like you got away.

Virginia Beach residents, this is worth knowing about!

The City changed its Oceanfront resident parking program this year. Instead of the previous resident rate, Virginia Beach residents can now apply for a free $50 annual parking voucher to use at participating Oceanfront garages, lots and metered spaces.

Once you’ve used the first $50, you can purchase an additional $50 in parking credit for $25. The voucher can also be renewed annually with proof of residency.

With so much happening at the Oceanfront and Atlantic Park, this is definitely one of those local perks worth taking advantage of.

You’ll need a valid driver’s license, proof of your Virginia Beach address and a few minutes to apply. I’m sharing the City’s information below so you can get all the details and apply directly.

A lot can happen between “we found the house” and “here are the keys.”

There are conversations with lenders, inspectors, attorneys, other agents, and plenty of people behind the scenes. Part of my job is keeping those conversations moving and making sure my clients know what’s happening along the way.

Because buying or selling a home comes with enough moving pieces. You shouldn’t also have to wonder what’s going on.

Making an offer is about more than deciding what number to put on the page.

Price matters, of course, but so do the terms. Financing, contingencies, closing timeline, deposits, and what’s happening with the property all play a role in putting together an offer.

And the strongest offer isn’t always the highest one.

The kitchen has a way of becoming the center of everything.

It’s where the mail lands, conversations happen, homework gets finished, friends gather, and somehow everyone ends up standing even when there are perfectly good chairs nearby.

When I’m showing homes, I always enjoy watching buyers walk into a kitchen and start picturing their own routines there. Where would we make dinner? Is there room for everyone? Where does the coffee maker go?

A beautiful kitchen is wonderful. But the best ones are the kitchens that work for the way you actually live.

A lot of real estate happens away from the “For Sale” sign.

It’s time spent researching, preparing, following up, working through details, and staying connected to what’s happening in our local market.

Some days I’m out showing homes or meeting with clients. Other days look a little more like this: laptop open, tea nearby, and plenty happening behind the scenes.

Both are very much part of the job.

I’ve worked in real estate for 16 years, and there are certain stories I know I will carry with me forever. This is one of them.

What began as helping a family find a more stable housing situation became something much bigger. They were able to purchase a home with a monthly payment lower than what they had been paying in rent. It gave them stability during an incredibly difficult time in their lives, and today, that home has also helped create significant financial security.

That experience changed the way I think about housing.

We talk a lot about affordable housing, and we absolutely should. But I believe affordable homeownership deserves an equally important place in that conversation.

Homeownership can create stability. It can create wealth. And it can create opportunities that extend far beyond the person buying the home.

This is one family’s story. Imagine what that opportunity could mean for thousands more.

September 5th marks the beginning of one of my favorite times of the year: college football season! 🏈

The Hokies and the Dukes are my teams, and while I’ll be watching from home this year, my Saturdays are still very much spoken for.

In fact, here’s a little something my clients may or may not already know about me: during college football season, I try my best to schedule house showings on Sundays.
