People are struggling finding and winning homes in this tight market; I’ve been very successful finding deals and then negotiating favorable terms for my clients. Sometimes we have to bid and compete with many other offers and we need to make our offer stand out ( which requires marketing the offer) and other times we have to discover something that isn’t even on the market yet- I call these off market properties. There are a lot of homes that never make the MLS or Zillow and often those can be the best deals. I’ve been able to employ a number of these strategies to get the perfect home for my buyers. This is a young couple planning their wedding. They were able to get in and begin transforming this house into their home before the wedding took up their focus.

Another military couple relocating. We had to get top dollar so they could afford something in their new city and had to work around their daughters graduation along with the new orders. I love helping navy families because I can relate- growing up in one myself. They are always impressed and surprised when I share that my mom created the Navy Ombudsman Program to connect navy dependents with other families and with the ships. Sold in 3 days and over $35,000 over list. We didn’t turn any offers away and didn’t leave any money on the table.

I have a passion for helping entrepreneurs like myself. This was a self employed couple who specialize in serving adults with special needs and handicaps. Most lenders couldn’t put them in a little box so I partnered with a friend who knows small business lending. We were under a deadline because their lease was up. We got them approved and found the perfect home for them and closed in about 3 weeks. They are definitely one of my favorite couples I’ve been able to work with.

We started looking for their “forever home” but also had their home to sell- this is the catch-22 of real estate. No one wanted to be stuck with two mortgages or no home at all. We found this custom built home that was everything they wanted and… pretty much more of everything. A bigger pool, larger garages and work space. Larger kitchen and dining room. This couple has become some of my closest friends through the buying process. It’s a very intimate process and you get to work closely and know people very well by the end. I have to admit I love joining their family for pool parties and other family celebrations!
