More Homes Hit the Market as Demand Cools
Over the past four weeks ending August 23, weâve seen a slight uptick in new US listingsâup 0.4% weeklyâwith total homes for sale rising 0.5%. This brings inventory to its highest point since early second quarter. Yet, even as more homes become available, pending U.S. home sales slipped 1.1% weekly, hitting a six-month low. High housing costs have many buyers waiting on the sidelines, despite the growing selection nationwide. The median sale price now stands 1.9% higher than last year, above $400,000, while average mortgage rates hover near 7%, the highest in over a year. For buyers, this means more negotiating powerâespecially on homes that have been listed for several weeks.
