I ask this all the time - because everyone’s answer is different.

For some people, it’s credit. For others, it’s down payment. Sometimes it’s just the process as a whole. Most of the time, it’s not actually as complicated as it feels at the start.

It just hasn’t been explained in a way that makes sense yet.

USDA loans are one of the most overlooked options out there.
A lot of people assume they don’t qualify, or that it’s only for very specific situations - but that’s usually not the case.

If you’re open to certain areas, this can be a way to get into a home with little to no money down, and sometimes even roll in things you didn’t think were possible.

I’ve had plenty of conversations where someone thought they needed more saved or needed to wait longer, and then realized they were already in a position to make a move.

It’s just not something most people hear about unless someone brings it up.

What happens when the appraisal comes in low?

A low appraisal can feel like a deal killer… but it’s not.

It just means the value came in lower than expected — and now there’s a decision to make. There are a few ways to handle it - renegotiate, challenge it, or adjust the structure of the deal.

I’ve seen all three work, depending on the situation. The key is not to panic, just have a plan and someone walking you through it.

A lot of people hear “conventional loan” and assume it’s complicated… it’s really not.

It’s actually one of the most common ways people buy a home.

Simple, predictable, and flexible… which is exactly what most people are looking for.

And no, you don’t need 20% down to make it work. That’s one of the biggest misconceptions I still hear.

If you’re trying to keep things straightforward and avoid surprises, this is usually where I start the conversation.

Rent vs Own

It’s kinda wild when you actually look at it this way…

Rent was around $1,068 back in 2017. Now it’s pushing $1,700.

Meanwhile, someone who bought around that same time with a fixed mortgage…their payment probably hasn’t changed much.

That doesn’t mean buying is always the right move… timing and personal situation matter.

But this is the part people don’t always think about…rent adjusts with the market… your mortgage doesn’t.

And over time, that gap can get pretty real.
