The latest available REIN Hampton Roads market data shows buyers have more homes to choose from. That doesn’t mean every part of Hampton Roads has suddenly become a buyer’s market, but it does mean sellers need to pay closer attention to how their property competes.

Price. Condition. Presentation. Positioning.

The answer isn’t always “lower the price.” Good strategy looks at what buyers are comparing, how your home stands out, and what the local market around your property is doing.

Reality: Flood risk isn’t limited to high-risk flood zones. In Hampton Roads, water risk can also be influenced by flood history, elevation, drainage conditions, insurance costs and coverage, and other property-specific factors.

If you’re buying in Virginia Beach or anywhere in Hampton Roads, it’s worth looking beyond the map and asking deeper questions before you fall in love with a home.

🏡 Hampton Roads Market Update | August 2026

The latest August numbers are in, and we’re seeing a little more inventory across Hampton Roads while home prices remain higher than they were this time last year.

Here’s a quick snapshot:

💰 Median Sold Price: $375,000 (+4.91% YoY)
📈 Median List Price: $385,000 (+7.24% YoY)
⏳ Median Days on Market: 19 days
📦 Inventory: 3 months, up from 2 months last August

So what does that mean?

Buyers have a little more inventory to choose from than they did a year ago, while both median sale and list prices are still running higher. Homes are taking a median of 19 days to sell, but the picture can vary quite a bit depending on the city, price point, property type, and specific area.

The biggest takeaway? There’s more inventory, but this is still a market where the local details matter.

Did you know one of America’s oldest pieces of transportation infrastructure runs right through Chesapeake, Virginia? 🌊

The Dismal Swamp Canal opened to navigation in 1805, 12 years after construction began in 1793, and stretches 22 miles through Virginia and North Carolina. The U.S. Army Corps of Engineers identifies it as the oldest continually operating man-made canal in the United States, and it remains part of the Atlantic Intracoastal Waterway.

More than 200 years later, this quiet, tree-lined waterway is still a remarkable piece of Hampton Roads history hiding in plain sight.
