Home Buying Process
First step is to get approved from a lender
If you do not have a pre-approved or pre-qualified letter from a lender, we recommend that you contact your current bank or credit union since you already have an established business relationship with them and apply for a mortgage loan. They would be the one to tell you how much mortgage/house they will lend you base on income, debt, employment, and credit history.
Some of these lenders are able to provide a pre-qualification letter within an hour, a day, or a week to help you get started with the home search. Please call 757-716-8286 for a list of lenders that you can use or ask your current bank if they offer first mortgage loan.
If approved, request the letter, estimated closing cost and down payment (if needed). Also, ask your lender if the approval is also good for condominium. The lender will educate you on where the funding can come from according to the loan guidelines (ex. closing cost can come from the seller, 401K, gift from family, etc)
The pre-approval letter is your ticket to start searching for homes within your pre-approval amount and your family budget. As your real estate team, we will research your specific criteria and send you available listings daily or weekly.
Here are some criteria that we need to help you find your dream home:
o Single family, town homes or condo
o City/neighborhood or zip codes
o # of bedrooms
o # of full bath
o # of half baths
o 1 or 2 stories
o fence yes/no
o garage 1-2 or yes/no
o fireplace y/n
o year built
o and you can add other criteria such as near freeway, certain school, etc.
If not approved, ask the loan officer for help in preparing you for future qualifications. A good lender will guide you to get a better credit score or lower your debt-to-income ratio for future qualification.
