We started working on this one in October 2025, going room by room sorting and packing, discussing systems and contents .
Lots of memories.

What we did to get it ready -
• Lots of sorting and decluttering
• Deciding on a painter
• CMA’s to watch market trends
• Collecting sailboat items to distribute
• Pre listing repairs
• Removing electric stairs
• Removing all the other items
• Keeping yard up (thanks Jim)
• Taking hazardous items to the recycling center.
• Clean
• Clean again

Because this was my aunts house, she had my great aunts photo albums. My great aunt was my grandmothers sister so there we a lot of albums with photos of my great grandfather , Bishop and my mom too. Pictures I had not seen. I glad to be able to obtain these old photos.

The buyer seems perfect for this home. He’s involved in water activities and the shipyard in NN and loves that it’s a dead end street and quiet with beautiful homes all around it. I imagine he’s going to love love love that garage.

6 months in the making.

If you are considering selling your home, keep in mind to start 6 months before you want the sign to go in the yard. It can take longer even.
Sometimes i can go to a house on a Saturday and push in the sign the following Thursday after Tuesdays photos , very rare, but typically it takes 6 weeks and in this case 6 months with holidays and bitter cold.

Neglected to post this when it went under contract in one day, 30,000 over list price and 6 offers.
What did we do to get that kind of success?

Got a schedule together to:

Power wash
De clutter
Clean the pool
Re arrange the yard and rake leaves from the fall
Fix fire pile
Bond with the German Sheppard ( I will miss him)
Paint the front door and trim
W**d
Collect all paperwork
Certify the HVAC in good working order
Locate the owners title insurance
Identify our closing company and list the home remotely with one seller out of town.

IN THE MEANTIME:

Locate and procure an agent to help my sellers find a home in Louisiana (Military Relocation Professional)

Work with Louisiana agent to identify the sellers/buyers needs.
Procure a home there closing two weeks after closing here,

Take amazing photos the week of listing.
Plan open house - marketing and signs with day and time of Open House the week before
